This property is the idea place to take your RV & be direct ocean front. It’s clean, level parking & steps from ocean. Highly recommend & we will definitely return. We had to leave after 1 day due to hurricane Helene. Homeowners have been amazing to work with. BOOK THIS SPOT!!! You want be disappointed

Glamping with an ocean view!
Peaceful with a short walk over the sand dunes to the beach. We took our bikes and enjoyed the bike paths in the afternoons.

WONDERFUL AND CLOSE TO BEACH
WE so enjoyed our stay here. would have stayed longer had it been available. the trail to the beach was a little bit of a walk but not bad at all. someone came and mowed the trail during our stay which made it even nicer. we stayed in a 42' 5th wheel but you do need to be good to maneuver one that size in there. we will for sure be back one day. the beach was not crowded at all, closest people to us was probably 100 yards.

Incommunicado Gulf is amazing!
If you are looking for a front row beach camping spot that is the most relaxing of all, this is your place! Clean, easy, and relaxing! It’s just a very short “state park like” stroll through the pines to your not so traveled beach spot! We will be back! Thank you for sharing your paradise!

Great vacation spot
Great place to spend our vacation. Close to anything you may need. Short walk to the beach. Really enjoyed our stay. Only disappointment is leaving, pulling a 40 foot fifth wheel out of the site was difficult. The palm trees and fire hydrant were in the way, so we couldn’t drive out. We had to back all the way down the street.

Winter Get Away
Clean, quit, relaxing spot with easy access to beach. Plenty of room for backing in. Although hook ups were on the wrong side it was nothing we couldn’t deal with. Highly recommend as long as your stay doesn’t interfere with my desire to stay again.

When we first started going to this spot several years back it was nice and clean. Now there is trash all over not just this spot but the whole street. There was huge dog poop everywhere. The whole street is over grown. This spot has trees starting to grow and block the few of the ocean. For $$$ a night I expect better

Week full of adventure
Very nice property, easy to navigate into and out of (very important for RV usage). Quiet and minimal people around. Our dog loved the beach and we saw looks of wild life. Sharks, stingrays, a lone flamingo and one small Rat snake.

Stunning view
We stayed from a Saturday to a Saturday. The site was a prime location - just steps from the beach. We situated our camper where we could look out the window at dining room table and have a beautiful view (when we weren't at the ocean!) July is an extremely HOT month to visit but we still enjoyed ourselves. We mostly cooked at our site - with fish we caught from a charter or fish purchased from the local fish market. How awesome is that!! No wi-fi so plan on using your data. Or just get off your phone LOL.

Property was just as promised. We have a 37ft travel trailer and are about 60 ft long when hitched. Got in and out, no problem. Super short walk to a great beach. Plenty of room at the site for a second vehicle if needed. All utilities worked great.

Perfect site on the beach.
We were. So happy to find incommunicado! We have rented houses at Indian pass over many years. Having purchased a Class A motorhome during COVID, we had thought of this very idea! So happy someone beat us to it! All services were great, strong water pressure. Great outdoor shower. The path to the beach was easily traversed. We had a lot of space on the beach even though it was July 4th week; one reason we love this area. Our dogs really enjoyed the beach in the late afternoon. We will be back!

Private Gulf-front camping spot
There are several options to camp on Cape San Blas, but what makes this spot special is this location is private and quiet. It is off the main road at the end of a dead-end street about a mile onto the Cape.
Note the hook-ups are located on the east side of the property, so you have to pull your trailer in nose-first to hook up. We would have preferred to back in like most campgrounds are set up for.

We booked last minute. The location is true paradise. Just a described (They have hook up and a nice deck, picnic table and grill.) I highly recommend this location especially if you want to get away from the crowds. Thanks for sharing your piece of paradise with us!

RV first timer
We recently purchased a camper and wanted to do a trial run. The site has everything you need. 20/30/50 amp power, water and sewer along with a nice elevated deck and grill with lots of prep area. Your located beach front with a path or boardwalk to the water. This part of the cape has a lot more shells and a few less people so it’s very quiet. Would definitely stay here again

Gorgeous beach location
An amazing RV site, in a quiet neighborhood with access to a great beach which we walked daily for miles. We parked our coach toward the beach saw sunrise and sunset. We brought our bikes, there's a great paved path on the adjacent major road and the whole area is bike friendly. Plenty of places to eat in the area. Host was great to work with. All around great experience

Fabulous Trip!
Our first trip to this part of Florida was wonderful. Our Airstream Flying Cloud 23ft fit easily on this lot. All things described in the VRBO listing were accurate and in great condition.
