*we take pride in doing everything we can to make the guest experience great. After every cleaning we have a third party detailed inspection report to assure honest transparency. Also having the home inspected for pests, bugs and rodents and sprayed for defense on a schedule to prevent infestations.

*certain amenities such as pots, pans, silverware, cups, glasses, knives, or any other kitchen amenities, pool amenities and putting golf amenities are not all guaranteed upon Check in. If guest notices something missing or if something stops working during your stay please report it to us asap and we will try our best to get you a replacement. We work on truthful transparency and prohibit scams of any kind.
*Upon check out, all trash must be thrown outside into trash cans and dishes cleaned. Guests are responsible to supply their own trash bags, paper towels, toilet paper, soaps and lotions and any other amenity that is listed as a starter supply in the property description if they run out of the starter supply. House rules and Check out instructions are listed on kitchen wall in main level by the pantry.
*There are 2 full size refrigerators, 2 dishwashers, 2 microwaves and 2 ranges. If one of the appliances go out, the guests will still have usage of at least one refrigerator, one dishwasher, one microwave and one range. As we will try our best to have an appliance fixed in a timely manner, we will not compensate for food spoilage or inconvenience of having only one appliance since there is another working refrigerator, range, dishwasher and microwave on the premises.
*Elevator use available upon request only. Please take note that this is a residential elevator. If not used properly the safety mechanism will lock the doors. Please do not rip the door handle off trying to get in. Adults are only permitted to use the elevator. Kids must be occupied by an adult at all times. If not used properly, it will set off codes and shut down the elevator. If codes shut it down and we can’t get it working. A tech would have to be called to re set computer codes and it’s a $400 fee. Please call upon arrival to get instructions on how to use. Elevator is not guaranteed usable at all times if a guest can’t get it moving. Elevator is recommended to only be used for luggage purposes, handicap/dissability.
Damage and incidentals.
You will be responsible for any damage to the rental property caused by you or your party during your stay.

There is an indoor elevator equipped in this home to help quickly and conveniently navigate between floors. Elevator rules, safety and instructions are posted in elevator. Guests must follow instructions in order for the elevator to run properly. If not ran properly, the elevator may malfunction and possibly cause the door to lock shut. This is a safety mechanism.
Pool is heated upon request and extra nightly fees apply. We aren't talking about hot-tub style temperatures, but it has the ability to heat up to 85 degrees. Pool heating must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $50/night of your reservation and is available October 1 - April 30. Please note that the pool and hot tub are one body of water, meaning when the pool is heated the hot tub is also the same temp as the pool. Only when the pool makes temp, the heater then can be switched back to the hot tub to rise hot tub temp again.
Additionally, Guest's credit card on file may be charged extra cleaning fees if the house is left in a condition that requires extra cleaning fee charges.
Pets are NOT permitted in or on the premises unless requested and approved. Fees apply. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, MUST notify at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.
No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in the rental home. Smoking is only permitted outside and butts to be exposed of in a trash can. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed a violation to this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. Dishwasher pods only to be used in the dishwashers. If evidence of other soaps including but not limited to liquid dish soap, guests are responsible for any damages caused and or clean up. Doors and windows must not stay open for long periods of time. The heat and air system may be shut off if this is suspected. Guest is responsible for high electric bills due to this.
