Designed with you in mind, relax in a renovated and cozy house with space for up to 4 people. Our 2-bedroom, 1 bathroom cottage features a fully stocked kitchen and is located a short drive to many neighboring cities with plenty of activities nearby for any season. Take a quick- less than 5-minute walk to Lake Chaplain. Or take a day trip and drive to a neighboring city (or country!) nearby.

COVID-19 update: We have implemented strict cleaning measures for disinfecting the house between guests. In addition to our regular high standards, we are disinfecting all light switches, remotes, doorknobs, keypads, and all surfaces.
HOUSE RULES:
- A single dog under 65 lbs allowed only with prior approval. Sorry, no dogs under 1 year allowed. Must be potty trained and be crated (we have one you can use) when you are away. No cats allowed. Must be cleaned up after in the backyard and not be allowed on furniture. Violations of any of the pet rules, including bringing pets without pre-approval, will be subject to a $500 fine.
- Dog poop on the lawn is NOT tolerated by the lawn service; guests need to pick up the dog mess daily as the mowing service schedule is completely weather dependent. A first offense/complaint from lawn service will result in a $75 fine charged back to the Guest. Any further violation will result in the lawn service quitting. Should this happen due to issues related to the guest, there will be assessed an immediate charge of $350 per month of the remaining mowing season through the end of October. Owner reserves the right to subject the booking to cancellation if replacement lawn service cannot be located.
- $35 wood restocking fee if you use firewood for fire pit and it is not replenished at the end of guest stay.
- No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.
- Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests.
- Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.
- Our place is not for parties. $500 minimum fine for parties. No refund will be given for nights unspent if we are forced to terminate the reservation due to a party.
- No refunds will be given for COVID-19 and/or illness or weather related cancellations.
- $75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.
- No gas grills are permitted on this property. Charcoal grills are only permitted for use next to the established firepit area inside the fenced yard and would need to be supplied by the Guest.
- Ice makers are an extra amenity and no refunds will be given if they are not functioning properly.
- Any cleaning or maintenance issues must be addressed to the Host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.
-If equipment is used that would make the utilities charge become excessive, that will be charged back to the renter.
-Stays over 60 days will require a clean every 30 days included in your booking fee. The Cleaner that will come in will conduct the following services ONLY: Clean kitchen and appliances (excluding the inside of the refrigerator), deep clean the bathroom, and clean / vacuum the floors. There is ZERO tolerance for dirty/moldy dishes, etc. being left around as dishwasher is provided and should be used. The guest is responsible for dusting thoroughly and keeping bedding and premises in clean condition. Any costs for pest treatment due to pet or cleanliness issues will be passed on to the guest.
- Trash Service - the Guest is provided 2 outdoor trash cans beside the driveway. The Guest needs to put recyclables bagged in blue can, regular trash bagged in the other can; neatly and NOT overflowing. The trash will be picked up twice per month on a schedule that will be provided. Trash that is not broken down, or would be overflowing the cans provided are the responsibility of the Guest to transport to Clinton County Landfill, 286 Sand Hill Rd, Morrisonville, NY. Given the location of the house, there are sometimes changes made to service provider(s) working in that area. Host reserves the right to change services as needed.
- Guest agrees to complete a third party encrypted verification of identity independent of this platform for security purposes. If the guest does not complete the verification and/ or if the host does not feel comfortable with the screening results compliant with state law, the Host may cancel the reservation.
