"The keyword here is Budget. You don’t pay much for this hotel. Lobby and breakfast areas are fine. But the room is in poor condition. It wouldn’t take much just to patch the holes in the ceiling or remove the dust here and there or add a shower curtain. Beware, the bed mattress is very hard. Almost like a gym mattress. "My friend and I (both early 20s) stayed here in the middle of Feb 2025. The condo was small but perfect for what we needed. There was a washer and you can hang clothes out on the balcony. The view was incredible from the rooftop pool and it was not too busy. There is a 24-hour 711 across the street that had all the basics. The condo is walking distance from many amazing restaurants and only about 100 BHT (4 USD) to take a Grab (their Uber brand) into Chiang Mai's Old City. "

"A pretty modern hotel with a great breakfast buffet full of great variety - Thai, Chinese, Vietnamese, Korean, Japanese, and American, and it changes everyday for at least half of it. "A 5 star oasis in Chiang Mai with wonderful facilities and staff. It’s right beside the night market. Only negatives were the less than ideal lighting in the parking lot and the temperature on the floor hallways. Both issues were being addressed after I sent them feedback."
