"We stayed three nights over New Years Eve. While we didn't bring our dog we wished we had! The property has all kinds of amenities for pet owners like a washing srea and free treats. The room itself was like a small apartment complete with a toaster oven, microwave, and fridge. It was spacious! The floor is concrete as are the outside walls, which was good for soundproofing. "Property was super convenient being so close to Nishiki markets so we really appreciated that. The room itself was also relatively spacious but is really showing its age. The carpet especially looked so stained and the room had a really bad stench to it that we had to spray quite a bit of air freshener. Also we stayed on the ground floor and could hear everything (even footsteps) from the room above us, so don’t expect a quiet stay if you get the ground floor room. "

"An amazing experience given the apartment had a private onsen, but the multiple rooms were amazing along with a decent sized fridge free washing machine and coffee machine. Everything about the room was just amazing though next time I’ll bring friends to share all the space with seeing as it holds up to 8 people it would be the perfect headquarters for a longer trip"

"Nice property in a residential area a few blocks away from JR Nijo Station. We were able to have our luggage forwarded to the main hotel from our last destination and the front staff were extremely helpful. They have a separate English-speaking staff member for English-speaking guests to communicate with. Room was spacious though wished there was more storage space. "Great view! English and Japanese speakers will have an easy time. The room was very nice and had everything needed for us including a crib! Such a beautiful view of the river and a great location to visit kawamachi-dori or kimizudera . "

"Modern and clean, the rooms are nicely laid out and come with easy to read instructions. Although a little on the smaller size, the rooms are cozy. While there were no laundry facilities available in our room, a laundromat was nearby."

"Great find!! I'm astounded what you get for your money. Huge room, by japanese standards, great amenities, friendly, helpful staff with good English. I hugely recommend this place, especially if you are staying more than a few days in Kyoto. Also well located, within walking distance of Gion and many shops across the river. Plenty of places to eat within walking distance, cheap or otherwise. Best place we have stayed in Japan so far. "

"This hotel was clean (except for the very moldy and gross shower curtain that needs to be replaced). It is very small but we knew that going in. The location was central to restaurants and shopping. "

"We appreciated having a kitchenette and washing machine, however it would have been very helpful to have instructions the washer as google translate for the buttons was not sufficient to operate the machine. We couldn’t get it to dry the clothes properly. The decor was nonexistent, some artwork would really help as we felt like we were staying in a basement dorm room even though we were on the 4th floor. Windows were frosted glass which didn’t help."
