Great location, but a bit of a let down
You can walk to the beach and restaurants. The place is a bit outdated and a few things were broken and the shower had some plumbing issues. They responded to quickly to our requests and the local repair person was really great and knew what he was doing. The beds were comfortable, but the living room furniture was pretty worn. The back porch has a view of the backside of the shopping mall and the delivery trucks were a bit loud. Overall, while it was so fun to be on the balboa peninsula, I’d rather stay somewhere else.

Great little spot
Loves how easy to check in and out- great location next to all our favorites. Comfortable and clean. We were on the downstairs portion and the plumbing from the apartment above is very loud! But loved being able to walk everywhere and have a parking spot.

This was my first time staying across balboa and I thought it would be an issue crossing the main road but honestly it wasn’t bad. There were plenty of cross walks and people stopped frequently for pedestrians. The location was also steps away from food options and a grocery store which was very convenient. This was also my first time staying somewhere in Newport that had a hot tub and that was amazing- the back patio was really nice and spacious too. Didn’t get a 5 star because it was advertised as 2 parking spaces but there was definitely only one. The hallway bathroom also didn’t have a adequately functioning shower head and the kitchen didn’t have many supplies for cooking anything but extremely basic foods but overall it was a great stay and very clean

Nice Location
Overall property is nice -- it needs to be noted that to get into the property you must walk all the way to end of the alley to the fence to access the property. It was very dark when we arrived and no lights were on and instructions on how far back to walk was not clear. Also note that there are NOT two queen beds. There is one queen bed and a queen sofa bed (that is not comfortable). Location was good and the place is well stocked with supplies.

In need of repair and updates
THE BAD: Everything at this place was maintained just enough to look good in pictures. The bedroom furniture finish was damaged and the owners covered it with drawer liners, rather than getting new furniture. One of the "bedrooms" had no closet at all. The cooking utensils, pots and pans were almost unusable. The bathroom window was broken and rather than fixing it they simply taped a label to the window that read "handle with care." The shower head was broken and shot water out at a 90 degree angle. The living room chair is stained yellow at the armrests and headrest from other visitors body oils. The couch cushions completely compress when sit upon making it impossible to relax and watch TV in the space...THE GOOD: The beds were soft, but comfortable and the linens and towels were clean. The washing machine, dryer and dishwasher worked well. The hot tub was a nice feature and worked as expected. The location was great. It was close enough to the beach that we were able to go back to the unit for bathroom breaks and it is behind a cold stone, pizza restaurant and grocery store. There are bars within walking distance and the pier is about a 20 minute walk from the unit...FINAL IMPRESSION: I would not return to this unit until it has a serious overhaul!

Decent place but had a few issues
Property inside was decent and clean but the reason we rented this place was for the little yard and hot tub. There is a large drain in the back yard area that is super clogged and water had flooded the back area for most of our trip. We had a small dog with us who needed a little outdoor space that we could not really use because the water was standing back there flooded and kinda gross.. Also the hot tub was really dirty unfortunately and we were REALLY looking forward to using it! This is the very rear bottom back unit so it backs up to the shopping mall which trucks come to unload there stock all day. Not a giant issue but still annoying enough. Lastly, you hear every footstep of the renters above and the toilet flushing is right above the master bedroom bed. I did ask for help with the backyard drain issue and the hot tub twice but unfortunately got the call after checking out that our rep had been out of town. They did offer us $150 back which I guess is better then nothing. In all my years of using VRBO this is the first time things were a little disappointing. Did love Newport Beach though and will definitely be visiting again just stay somewhere different most likely!

Terrible Property Management
It’s a shame to leave this review because this small 2 bedroom is very cute and in a great location. Sadly, I had property issues which took almost half of my week long visit to resolve. Specifically, the ceiling fan in the master bedroom was reported as broken the day I arrived. Someone came to inspect and acknowledged the fan needed to be replaced but didn’t follow up with actually replacing it. The next day, the light in the fan also broke so then I spent almost two days with no lights in the master bedroom. They told me someone was going to show up one day between a specific time and nobody ever did then the next day somebody showed up unannounced. There were some other minor issues which were addressed comically (the bathroom window frame broke and they “repaired” it with duct tape and a label that read “please handle with care”) They seemed completely disinterested in my comfort, my time, and the money I spent. They were not proactive with communication or follow up. Despite some other reviews, the property was adequately appointed with paper products including toilet a paper, paper towels, dish soap, hand soap and small shampoo and conditioner. However, no laundry detergent which was a disappointment because my check out instructions requested I start a load of wash with the used linens and towels. I didn’t think to bring laundry detergent now was I going to buy some so I couldn’t comply with the request. I visit Newport Beach several times a year and will avoid Vacasa managed homes in the future.

The unit is in need of some deep cleaning, update to living room furniture and some overall attention to make it a bit more inviting. The kitchen is spacious enough, beds are comfortable, but it needs some updates to make it more inviting as a whole. The location in great. With a little work, the place has potential.

Location location location. Small, slightly outdated, but soooo worth it
Next to everything. We didn’t really need a rental car. Spend time on the beach, access anything with a short walk or a phone call. Beach time is a must and is riiiight there. Your back yard IS the delivery dock/back parking lot of a grocery store! Again, worth it. Great crash pad between daily trips to the beach.
