Stepping into the open-concept kitchen, dining, and living area provides a wow-factor. Living Room has TV with Dish network, Xfinity Flex Live Streaming, and DVD player. The fully-stocked kitchen is perfect for preparing large meals and offers an expansive L-shaped island with elegant flat cook top. Includes double kitchen sink and a separate food prep sink on the island; a selection of crock pots, large roaster pan with lid, cookware, 9x13 and 8x8 pans, cookie sheets, personal smoothie blender, Belgian waffle maker, manual juicer/grater, fry daddy, soup tureen, gravy boat, butter dish, nice dishes, children's dishes/bowls/cups/eating utensils, large stainless steel fridge, and ample pendant lighting. In addition to an electric hot water pot, there are coffee makers which include both a Kuerig and a 12-cup Mr. Coffee. Two kitchen trash cans inside pull out cabinet use 13 gallon trash bags (starter bags in place upon arrival; bring extras for your stay.) Gulf-facing main floor Master Bedroom is spacious with recessed lighting, a king bed, Smart TV with Roku, doors that open to the screened-in balcony, and a walk-through closet with two full bathrooms. Bathroom 1 features step in shower. Bathroom 2 features step in shower and a corner soaking tub.
2nd Bedroom is located off the kitchen and offers a single twin bed and a twin over full bunk (new mattresses). Smart TV
East wing has two bedrooms and full bath-- 3rd bedroom has queen bed and Smart TV, and 4th bedroom (gulf-facing) has queen bed (new mattress) flatscreen TV with Dish Network, and wet bar. Full bath has shower/tub combo.
At the crest of the stairs you find a sitting loft with a writer’s desk, TV with Dish Network, and wet bar with mini fridge, a sleeper sofa, and private balcony facing the gulf. A bedroom with a king bed (new mattress) full bath and smart TV are located off the north side of the loft.

Concrete slab underneath the house (which historically does not flood) can hold multiple cars with ease along with extra parking in the drive. Or - keep the cars off the concrete for a great place for kids to play! Octogan-shaped picnic table with seating for 8 is on the concrete slab near the Weber domed charcoal BBQ grill.
Direct beach access along path that starts under the house and goes along sand dune fencing.
DO NOT POUR GREASE DOWN SINK DRAINS! USE ALUMINUM FOIL, CANS, TRASH ETC. IF CLOGS OCCUR DUE TO GREASE, YOU WILL BE CHARGED THE PLUMBER VISIT TO REPAIR.
NO SMOKING - damages of $1,000 will be charged upon checkout if housekeeping reports evidence of smoking inside.

WI-FI: Wi-Fi is a courtesy service offered. Xfinity high speed internet installed November 2021 has a great connection speed. Internet connections on the island are generally very good, but can be spotty at different times. The owner cannot assume responsibility and will offer no refunds for outages or slow-downs that may occur. A good recommendation would be for you to bring a hotspot if internet is essential during your stay.
Pet friendly with $150 non-refundable pet fee. All dogs must be current on shots and under flea/tick prevention. The island requires your dog to be on a leash at all times.
*FRESH SEAFOOD: Please keep in a cooler and do not store in refrigerator.
All linens and six beach towels are provided.
Small hand soaps and shower gels are in each bathroom.

Signed hold harmless agreement required due to observation tower. Access to the observation tower is through a latching door on end of deck, so can be closed off to help keep little ones out of that area.
If choosing to use cargo lift, notify host and instructions will be made available before arrival; hold harmless agreement must be signed.
You must be at least 25 years old to rent and be present during the entire stay.
No parties or events allowed at this location. Occupancy limit must be observed at all times.

CANCELLATION POLICY:
Guests who cancel a reservation at least 60 days before check-in will get back 100% of the amount they've paid. Cancellation between 30 and 60 days before check-in, a 50% refund will be issued. Cancellation 0-29 days before check-in, no refund will be issued. If there is a named storm with a projected path to Dauphin Island that makes landfall and a mandatory evacuation is issued during the dates of your stay, you will receive a refund for the unused portion of your stay. Refunds are not given due to inclement weather. Any stay, or part of a stay, that occurs after mandatory evacuation is lifted, is not eligible for cancellation or refund. Refunds or discounts will not be given due to surrounding area activity, construction and/or repairs on any other nearby properties, which may take place during your stay. Any third party action is beyond our control.
