Jess Cottage
The cottage is very nicely furnished and decorated. The Lower Mill Estate is impressive and generally very peaceful.. However the cottage is extremely small and more suited to 4 guests than the listed 7 beds. We were 5 adults on one night and struggled with seating, crockery and cutlery etc. The bedrooms especially are ridiculously tiny with no room to move around the beds or open drawers,etc. Some of the descriptions are misleading as there is no view at all from the rear decking due to hedges and and only limited lake views from two bedrooms. Particular downsides were the filthy, greasy oven and microwave. Liam the manager came over very promptly and sorted out a cleaner for the next morning, who was appalled at its state. She did her best but said it would need a further deep clean when we left. The metal gate and barriers attached to the gable end were very loud when selfclosing. We were awoken at 5am on Saturday by walkers and at 2am on Sunday morning by a car struggling to enter. The banging of the gate continued throughout each day as people walked or drove through. The self-closing mechanism really needs to be looked at. Other issues were the hot taps which go from cold to scalding in seconds. The toilet seat in the main bathroom needs fixing. It has moved back so far you end up sitting on the rim of the toilet, not the seat. Although we love the estate and have stayed in other properties there, I am afraid we would not return to Jess Cottage.

Very mixed bag
Good points: lovely styled house, clean and tidy, decent lounge and kitchen area, good location for bikes and walking. Bad points: 1. The two main 'double' bedrooms are tiny. The 'master' bedroom is so small that they couldn't even put a bedside table next to the bed (you can barely walk around the bed in any case). Now I understand why there were no pictures of the 'master' bedroom on the listing. The second 'double' bedroom also has no space at all for a suitcase of any kind in the room. Ironically the kids bedroom is the only one with any floor space. 2. The only shower is very low. Anyone 5'8" or above needs to crouch down to get under it. Not ideal. 3. The towels provided were tiny and no real use, so you'll need to bring your own. Overall, a very mixed bag from our perspective. At £900 for four nights (off peak), it fell well short of my expectations.

Amazing host
We have just come back from 4 nights at Jess Cottage and cannot fault the property. The host was amazing, very responsive with questions and even gave me a free night of stay due to a mix up with the booking. They have thought and catered for everything such as a fully equipped kitchen, bunk beds for the kids, the small details like a variety of board games, tv in every bedroom, kayaks and so much more. I have been to the estate a few times and would not hesitate to stay at Jess Cottage again.

Beautiful stay
We were 2 families with kids between 4-8. The property was great in terms of location and cleanliness. It was our perfect home away from home. It was filled with games suitable for older kids and the adults. Helpful to have a full kitchen. Good communication with the property manager. It was raining most of our stay so we are very thankful to have access to the indoor pool!

Gorgeous Location
Overall we had a wonderful stay. The facilities on site are wonderful and the spa/pool was fantastic. Clean changing rooms and relaxing experience. The property itself is very cute but we did struggle being a group of six. there is insufficient space to accommodate 6 people. sofas only seat 4 (small people). The kitchen.is well equipped with really decent crockery and beautiful plates etc. The two double Bedrooms are tiny, you are unable to get into the bed from the side and have no choice to manoeuvre yourself rather like a walrus to get in and out of the bed! There is no where to put a glass of water for example. Both bathrooms are spacious. Other small points include:- There was no plug in the family bathroom Hot tap is extremely hot (would burn a child potentially) Light bulbs i lounge and bunk room didn't work. Cutlery is for 6 but description says it sleeps 7. BBQ was too dirty to use sadly. What three words on the location description brings you to the gate that you cannot access with the code given. We had a great time but feel this property is for 2 - 4 people max.

The property had obviously not been prepared thoroughly for our arrival. Although the beds had clean bedding and the bathrooms were clean there were a number of cleanliness issues. Firstly insufficient towels or the size of party-4 bath towels and 2 hand towels between 7. However I emailed the host who in turn contacted a housekeeping service and that matter was resolved. The carpeting throughout had not been vacuumed and there were remnants of pizza toppings under the table as well as visible dirt up the stairs and in the bedrooms. Outside the property , at the front door, a small brown recycling bin had been left full of rubbish. In the kitchen there appeared to be no saucepans or frying pans - instead a lot of baking trays some of which had burnt food on them. I intend to contact the host with my review because this is a beautiful place to stay which is being let down because of neglect.

Beautiful cottage for the 4 of us, lovley walks and wildlufe all around, the pools at the spa and the outside one are lovley and warm. Highly recommend you come and stay at lower mill estate.

A little slice of heaven!
Just returned from a week in Jess Cottage. We were a party of 5 - 4 adults and 1 preschooler. Property is well located on the estate backing on to the River Thames. The cottage is well stocked, with linens etc. Lots of board games / dvds for evening entertainment. We used the 2 kayaks - most enjoyable. We also used the pool every day (make sure you book in advance to get slots). Also make sure you take extra towels for swimming if you don’t intend on renting them. The bedrooms were on the small size, but they were comfortable and our little one loved the bunk beds! I would highly recommend the cottage and the estate for a trip away, wish we could have stayed longer! The Bakers Arms and Sculpture park are a 10 minute cycle ride - great to have these on the doorstep.

We had a lovely stay at Jess Cottage and on the lower mill estate. The house is small but was good for 4 adults and came equipped with plenty of glasses, plates etc. There are lots of things nearby to do.

Beautiful little cottage with everyone you could need for your stay including two kayaks!! Excellent communication with Sarah who sent a really helpful check in and property package in advance, also gave helpful advice for local pubs/restaurants. Word of warning, book the spa, restaurant etc far in advance as it was all booked up when we came to booking. Sarah did promt me, but I didn’t get round to it sadly. Would highly recdomend!

Nice property and estate. We recommend.
Property - Nice cottage. It was clean and well equipped. It was the right size for the 4 of us (2 adults and 2 children). I think the listing says it fits up to 7 but I think it would be extremely tight. The cottage had a lovely lake view and the location of it was peaceful. Lower Mill Estate - The setting is picturesque. The estate is well kept and has great facilities. We loved the pools in the spa and the outdoor pool was good too. There are lots of lakes and trials to walk along. Our 4 year old had lots to keep him entertained including the 2 kids playgrounds and the trampoline. Overall we had a thoroughly good time. Dealing with Sarah was very easy...she was always responsive and accommodating to requests.

Lovely estate really enjoyed the walks and the spa pools. House is well equipped with lots of games and books but space in the living area and en-suite bedroom is limited so could be a problem if a couple of families were sharing. Didn’t realise there was second outside pool until we were leaving but it did look really nice. Overall a good weekend stay (6 adults) and would definitely visit again.

Fabulous place!
We had a great week with wonderful weather. The cottage was lovely and had most things we needed; the quality of the furnishings was appreciated. The facilities at Lower Mill are second to none - the children loved the pools! It made a handy base for getting out and about in the local area too. A few housekeeping issues - the plug in the en suite bath isn’t working so we couldn’t use that; the tap in the kitchen sink needs attention as it splashes when first turned on; the dishwasher could probably do with a clean as all of the crockery needed washing before we used it. Oh and as mentioned previously, the lack of a blind on the skylight in the children’s room was an annoyance!! These are minor issues however and did not spoil our visit - we loved Jess Cottage and it’s beautiful location. Thank you 😊

Beautiful house right on river
The house though quite compact had every thing we needed. It was well maintained and was very clean. The spa and pool is incredible WWE went every day and there are loads of other great things to do in the area. We have a 3 year old and she loved the wildlife park and the farm park as well as the miss mouse trail. If you hire bikes get them from go by cycles over the main road not on site as they are really good prices and have lots more choice.

Lovely cottage, location and facilities.
A wonderful stay at a fantastic location. So much to do in local area, recommend: Cotswolds widlife park, Cotswolds beach, Bourton-on-the-warter and Broadway. Facilities on site are amazing and so clean: spa, pools,play area, restaurant, walking, trial all amazing can’t rate high enough! Cottage itself was lovely, great location on site, amazing views over Mill lake (especially from bedrooms to wake up to). Cottage is filled with everything a family could wish for, loads of entertainment. Accommodation was lovely. Feedback and consideration for owner to make 100%: Invest in a cobweb brush (ask cleaner to pay more attention, every room covered as we arrived). Get cover for skylight in children’s bedroom (we had to fashion a cover as didnt want a 5am wake up with the sun). Bath mats would have been great we had to use towels. More bin bags need to be provided. Easy booking and great communication to make a easy stay.
