Stayed there a week in July, it's quiet, clean and functional, the hotel's staff are outstandingly brilliant: all really helpful, and very efficient.
Hotel itself is in a good location. On a quiet backstreet, but it's within walking distance to various tourist sites, motorbike/scooter/bike hire; and also plenty of street food vendors & restaurants, some bars, 7/11 etc.
If like myself your going out most of the day & embrace the opportunity of eating out in Chaing mai, then the Hotel has most things you need: ensuite rooms; mini fridge, desk & TV in rooms; a quick (very, very basic) breakfast (i.e. juice, cereal, toast, jam, tea, coffee); pool area & outside seating; fridge with beers and cold drinks available to circa 10.30pm; CCTV in corridors, night time security, laundry facilities.
Comfy bed, and rooms & linen were clean (although their towels were quite old and frayed).
Btw: Suggest downloading the "Grab" App when you arrive - it's very good for arranging local transport in Thailand.
