* No smoking INSIDE OR RIGHT OUTSIDE. We have the ac unit right outside that sucks the air in so we kindly ask to step away from the ac if you wish to smoke.
* Follow Community Rules and quiet hours
* No Street Parking
* Guests must report any issues immediately upon arrival and send photos.
* Guests must agree to give access to maintenance, cleaning lady or management if they need to enter to resolve an issue.
* Guests must be aware that we do not replenish disposable toiletries. Only what is provided during your check in. We do not have the capability of a hotel to offer this service unfortunately.
* Guest is to report any incidentals to host during their stay.

We understand that things happen during your stay and that is why I have a local Maintenance company ready to come out and help if an issue happens. We strive to have the home perfect for your arrival but if we do miss something, we want to know and want to make it right.

These are large homes and like with any home, issues can arise. We kindly ask that guests understand that communication and cooperation is key to resolving a maintenance or cleaning issue. Our responsiveness and willingness to resolve anything to ensure a good stay is guaranteed. This is a Caribbean-Style Family and Pet Friendly Community full of private amenities and activities for our guests! Centrally located in Tampa Bay and near many award winning beaches! We allow Instant Bookings and our guests can easily check in using our self check-in process. No need to meet anyone. Our homes are all professionally cleaned after every check out, you can feel comfortable in a clean environment.

Make sure to wave! Order a poolside drink from Hooks Bar & Grille. Want a more calm poolside experience, walk a few steps to another pool option that is fenced in and quieter.

Feeling hungry? You have options! Hooks Bar & Grille offers a full lunch and dinner menu with indoor and outdoor seating. String light patio seating with stunning waterway views. Don't want to miss the Sunset? Walk down to Sunset Grille and Beach Bar which is our personal favorite because of the views and Tiki bar. They serve Caribbean-American Cuisine.

Want a memorable selfie? Walk down to the waterfront garden gazebos and catch an amazing sunset with incredible skyline views of Tampa Bay! Kick off your shoes and walk down our cozy beach, private and family friendly.

Not ready for bed yet? Stay for live music! String lights come on and the live entertainment begins. Enjoy the sound of an acoustic guitar, sing along to popular tunes while feeling the breeze of the ocean hit your face. Some nights Sunset Grille and Beach Bar has a DJ when they don't have a live band. Check their site or facebook for their entertainment calendar.

Tomorrow is a new day, what else can you do? Endless options! Go fishing! Book a sunset cruise with Latitude Tours in Ruskin or take a guided boat tour or join a fishing tour. Rent a golf cart and explore the community. Want to visit the small islands?

Need a workout? Head down to the basketball courts or fitness center! Have little ones? Plan a picnic in our outdoor picnic area that is located by the Playground! Let the kids play as you grill and enjoy the ocean view! And don't forget there is a newly added ARCADE GAME ROOM!

Want to explore outside of the community? Where should we begin?! For family fun, we recommend going to Busch Gardens, Zoo Tampa at Lowry Park, Children's Museum, Top Golf and Dave and Busters! Want to explore our Tampa Bay beaches? Pack your car, load the beach gear and head to Sarasota beaches, Bradenton beaches, Saint Pete Beach or Clearwater Beach! It's worth the drive, plan to stay the whole day! There is so much to do! Then come back to our peaceful community and enjoy the quiet, traffic free life at the end of the day.
