With over 4,500 square feet, this modern and meticulously maintained home offers plenty of space for large groups, family gatherings, ski trips, and corporate retreats. Important Information – Please Read Before Booking

-Parking: Limited to 4 vehicles. No street parking allowed. Additional parking is available 0.7 miles away at Walmart.
-Guest Limit: The home sleeps up to 28 guests. Any additional guests (day or night) over this limit incur a $50 per person, per day fee. The absolute maximum occupancy is 40 guests.
-Events & Gatherings: Events over 20 guests must be pre-approved. No weddings or large events allowed.

Important Policies & Notes

-Parking Policy:
Only 4 vehicles allowed on-site.
No street parking. Loading/unloading is limited to 15 minutes max.
Additional parking is available 0.7 miles away at Walmart.

-Guest & Event Policy:
Maximum occupancy: 40 guests.
Overnight or day-use guests exceeding 28 people will be charged $50 per person, per day.
Events over 20 guests require pre-approval.
No weddings or large gatherings permitted.

-Housekeeping & Maintenance:
Top bunk beds are not pre-made. Linens, blankets, and pillows are provided. Beds can be made before arrival for $100 (48-hour notice required).
Check-out instructions must be followed. Guests can opt out for a $100 fee (48-hour notice required).

Propane is not provided. Guests may bring their own or refill available tanks in town.

The ice maker is not functional – please plan accordingly.

-Security & Property Rules:
1 security camera is located above the garage for security purposes.
YouTube TV is provided (includes most NBA & NFL games, except Jazz games).

Beautiful Location Large Space
This was such a great space to host our family Christmas Party. Something for kids of all ages to keep them active and happy. lovely large gathering space. and the back deck and view was incredible. The Hosts were wonderful to work with. would definitely recommend.

Perfect family retreat
There was plenty of room for all to eat, play and sleep comfortably. The neighborhood was convenient and lovely and we felt right at home in this beautiful place. We loved the outdoor amenities, the indoor spaces and the fantastic views! Thanks for a wonderful weekend!

Family stay for Daughters wedding
Great property for large extended family . Pickle ball court and cows behind the property a bonus. We did have an issue with the smoke alarms going off from 3 am to 5:30 am when we finally went around and disconnected all 12 alarms. I messaged management company as this was occurring. My major concern was carbon monoxide. Needless to say no one slept from 3 am on. The management company did send the fire department around 8am. They checked for carbon monoxide and didn’t detect any. They did discover that all but one of the smoke detectors was dated 2002 should be replaced every 10 years. These were 12 years overdue. I relayed that information to management and she was going to have maintenance come and replace. The maintenance guy arrived after 4. He had to call go extra help and leave to get a drill. My husband would not

This place had everything we needed and plenty of space, but we felt it needed a deep cleaning. The corn hole boards were moldy, which was pretty gross. However, we had a fun weekend! The view on the back deck is beautiful.

Great Family Reunion
This was our second time staying at this house in Heber City with my extended family. The house is perfect for our group of 17, with little kids, teenagers, parents and grandparents - it has something for everyone and plenty of space to spread out. The back deck is our favorite spot - we love the cows in the pasture and the view of the mountains, and we gather for s'mores and great conversation around the gas fire every night. The owners are very responsive to any issues and great at communicating. We love this house!

Fabulous house
This property is perfect for a large gathering. It has plenty of space to gather and also space to spread out if needed. The kitchen is the best we’ve had in terms of being stocked to cook for a lot of people. There is a 4 car limit on the property but it’s simple enough to shuttle the extra cars to the nearby Walmart. This is our second time reunioning here and we’ll be back in the future.

Lots of room
We were disappointed with the bang for the buck on this home. Home looks great in the listing, but falls short when you actually see it. A lot of cosmetic issues. It was dirty - it was clean on the surface in most places, but deep cleaning was not up to par. For example- the fridge stunk, the tile grout was dirty, a broken step to the basement, a leak under the kitchen sink and it was damp under there, bird poo all over the front porch, no lines on the pickle ball court, and lots of places to get slivers in the landscaping. Not good for bare feet or little ones playing. There was also a lot of stuff lying around outside and in the garage. And the sprinklers came on several times a day- it was wet a lot of the day. It just looked messy, unfinished and not well kept. Seems like the cleaning and service fees were quite high - not sure where that was being used. There is an extra fee for pool towels, extra car, making bunk beds up. Now that that stuff is out of the way- we really enjoyed our stay there. The house is big and roomy, with enough rooms for our whole family. The yard was nice, with plenty of room to run outside. There was a sand box for the littles. The decor was nice but not extravagant. The game room was fun, and there were plenty of TV’s. The deck out back was awesome- we spent a lot of time back there. The hot tub worked great. The management company was easy to get a hold of.

Fun Property for Large Group
House was perfect for our group. Lots to do and everyone enjoyed to hot tub, pickleball court and pool table. Communication with owner and property manager was great, they responded quickly when I had a couple of questions/issues which were easily resolved. Only thing that is kind of hard was the 4 car parking limit but this was all made very clear before booking and Walmart is very close. We can't wait to rent again!

Great place. Parking is tight for a large place like this (but the host was clear about that). Only one master bedroom with bathroom attached. The pickle ball court could use a real surface. Lot of flies in the house because of the cow pasture right behind the house.

Fun stay, parking was stressful
The property is great and we had a very fun time! If you have more than 4 cars on the property, parking at the Walmart is pretty inconvenient. It made it difficult to get everyone in and out and we had to plan to have people leave so someone else could grab their car to park and load their kids. We had one car out for an hour (the individual didn’t know they couldn’t park on the street and we didn’t realize they were out there) and the neighbors immediately reported us to the owners. The neighbors had boats and cars parked on the street so I don’t fully understand why we couldn’t have any cars parked outside? The manager was great in letting us know right away though so we made sure it did not happen again. Other than the parking being difficult to work with, everything was great!

It’s complicated
We had a family reunion with grandparents and 4 sibling families. There was plenty of room, fun basement for kids, extra folding tables and chairs, the view of the fields and mountains were gorgeous, close to Deer Creek, hikes at Sundance, Heber train, well furnished and stocked. The owners have open lines of communication. The downside is this house is neighbored by homes that aren’t a fan of you being there. Also if you have more than 4 cars, it’s not an ideal situation. Even though there is plenty of room for a 5th car, and the neighbors have 8+ parked in their driveways you’ll have to shuttle people back and forth to the Walmart.

Great spot for our family reunion
Our group of 17, which included 5 teens and 2 preschoolers, had a fabulous time over the 4th of July in Heber. The house had everything we needed, and we loved sitting on the back patio enjoying the cows (and baby cows!) in the field behind the home while eating breakfast, and making s'mores on the fire at night. The Pickleball court and the bunk room were a hit with the teenagers. Communication with the manager of the house was excellent and immediate and we would absolutely rent here again.

Great Girls Retreat
Roomy enough for all of us. Plenty to do. Loved the pasture out back, the pickle ball court as well as the hot tub and so much entertainment. Big kitchen for meals. We wish the weather was better so we could hangout on the deck but we still had fun. Thanks so much for the great place. Oh and your neighbors were concerned about too many people parking in the driveway but we did our best to not be a nuisance.
