Primary Bedroom features an extremely comfortable, extra deep, pillow top queen size mattress, Smart TV (Roku), blackout shades, ceiling fan, full closet, dresser/vanity, chest of drawers, and en-suite bathroom with a beautiful frameless glass shower.
King Guest Room features a king-size bed with an organic mattress, blackout shades, a ceiling fan, a Smart TV (Roku), bedside charging stations, luggage racks, a full closet, and a chest of drawers.
Queen Guest Room features a queen-size bed, blackout shades, ceiling fan, bedside charging stations, a small desk, Smart TV (Samsung Live), luggage rack, and a dresser. No closet is available in this room, however, a hanging station and wooden hangers are available on the backside of the entry door.
King Converted Room features a king-size bed, blackout shades, bed-side fans, a hanging rack, luggage rack, and Smart TV (Roku).
This house's true 4th Bedroom is zoned in the basement lounge, the largest room in the house, which is used as the main entertainment/bar/gathering space. A large sectional and a convertible daybed (king) are available in this room, however, the closet is not open for guest use. Privacy and comfort are extremely important to us, so rather than utilize The Lounge as a bedroom, we created a separate space upstairs - where everyone can have their own large, private, sleeping quarters - and all guest accommodations and bathrooms are on the same floor. That way, night owls can enjoy The Lounge and outdoor space without disturbing the rest and relaxation of others in their group.
Hallway bath includes a combination tub and shower, Alexa music, additional towels, first-aid items, iron and ironing board, steamer, hairdryer, and small spa toiletries.
The kitchen features stainless steel appliances, dishwasher, toaster, coffee pot (Standard drip pot), coffee bean grinder, fresh whole bean coffee, mini creams, sugar packets, teas, tea kettle, spice rack, blender, food processor, crockpot, cooking/baking essentials, many kitchen and bar accessories, Alexa music, a large table and a granite breakfast bar with seating for 9.
The Lounge (main entrance) features a full bar with refrigerator (stocking services available separately), microwave, glassware, cocktail shakers, bar set, an extra-large sectional couch, and a convertible sofa bed (king), SmartTV, full Xfinity Cable with Netflix, Amazon Prime, and Apple TV pre-connected, a Blue-Ray player, Alexa music, surround sound, karaoke, instruments (guitar, microphones, tambourine, bongos), AUX hookup, grilling-utensils, books and games, and photo booth props for our mural. The Closet and garage are NOT available to guests, there is NO washer/dryer access except for weekly stays or with special permission.
The patio features outdoor speakers, cable hook-up, a covered gazebo, a built-in grill, a separate fire-pit, and a large, fenced/shaded, backyard.
IMPORTANT THINGS TO NOTE:
***A separate Rental Agreement is required. Upon booking, you will receive a message with a link to e-Sign the rental agreement. The Rental Agreement must be on file for our system to activate door codes for entry at check-in. Be sure to read the House Rules section to view the agreement beforehand.
***Stairs required (1 flight + porch)
***No local guests. Message us before booking if you have a special situation you would like us to consider.
***Check-in instructions and door codes are sent at 11 AM local time on the day of arrival. Codes will be sent via booking site APP/inbox and/or via the email address provided on the reservation.
Codes are not active outside of the reservation period; your code will not work before your check-in time and will deactivate at checkout.
***We are almost always booked back to back, and rarely able to accommodate early check-in requests.
Early Check-in / Adjustment Requests:
If you hope to arrive/check-in before noon, local time, you will need to include the prior night in your reservation. We recommend doing this at booking to guarantee availability and access at your preferred time. Otherwise, you can wait until 5 days before arrival to inquire if a discounted add-on rate is available at that time.
Please hold all other requests for early check-in until 24 hours before your arrival date; we will not know our final booking/cleaning/maintenance schedule until then.
Please remember, check-in times are posted before booking. Adjustments are a courtesy that should not be expected; they require scheduling changes, 2 cleaners being added to jobs, and the prior night being blocked from other travelers--all of which incur additional expenses for our small team, while also caring for multiple rentals within very tight turnaround windows. We simply cannot physically accommodate all requests or last-minute requests, and we graciously ask that we be reviewed fairly on the accommodations and policies that were provided before booking.
Unfortunately, we cannot accommodate late checkouts whatsoever. Nashville is not a weekends-only destination and we must maintain our calendar availability. Discounted add-on rates may be requested for a checkout extension 5 days before checkout.
***We do not allow luggage drop-off. Several great local companies are available to assist with your bags and transportation needs, leaving you free to explore! Information on secure luggage storage, transportation services, discounts, and more are provided at booking or by request.
***Our home is not "Child-Proofed". We ask that you please be mindful of breakables, furnishings, art, and other items or areas that may not be suitable for unattended children. We do not supply baby gear, travel cribs, or other children's items. A local business, BabyQuip, is licensed and insured to provide rentals of these types of items.
Lawn care occurs March - October, generally on Sunday afternoons, however days may be adjusted due to weather. The lawn is cut, weeded, and surfaces blown.
We do not supply firewood or charcoal as an insurance requirement. Bundles & bags are available at any nearby grocery, hardware, or discount market.

Q: WHAT TIME IS CHECK-IN & CHECK-OUT?
A: Check-in is any time after 4:00 PM. Check-out is at 11:00 AM. Your secure lock code will be sent to you at 11:00 AM on the day of arrival. This will allow you to check yourself into the property (contactless entry) anytime after your code becomes active. Note: codes are not active until your check-in time, and deactivate shortly after check-out.
Q: WHAT IF I MAY NEED TO CANCEL?
A: We're not a big hotel or faceless corporation; we aim to be as flexible as possible with our guests while also balancing the fact that this is a business and our livelihood. Thus, when establishing our cancellation policies, we chose what we feel is a fair balance for everyone. We ask that you review the policy selected for your reservation and strongly advise protecting your trip with Travel Insurance.
We are not responsible for travel delays, flight/event cancellations, weather, or other trip interruptions and cannot adjust rates or arrival/departure times due to any such issues that may arise. No refunds for shortened stays or no-shows. Travel insurance is highly recommended and offered at booking.
Q: CAN I GET A DISCOUNT?
A: Discounts are available for pre & post night add-on dates within 5 days of the stay, subject to availability, and for stays of 7 days or longer. Enter your dates and the discount scale will be applied automatically in the line-item breakdown. We keep our prices fair and competitive upfront; unfortunately, no further discounts are available.
