Enjoy this gorgeous, golf course townhome "Tivoli Terrace" in beautiful Sandestin Resort, named the #1 resort on the Emerald Coast. Whether you're here for the beach, golfing, shopping or just business, this is the place to be! This home features an amazing community pool only steps away from the back porch and enjoy access to the brand new HEATED Phil Hummel Aquatic Center Pool off Baypine Dr. You will also have full access to a 4-passenger golf cart for your trips to Baytowne Wharf, the Marina and Grand Boulevard for a late night movie. This home has a brand new couch set featuring a sofa sleeper and love seat as well as brand new hard wood flooring throughout.

This conveniently located townhouse exudes beachy charm and comfort that will make you feel right at home - no matter where you're from. At 3 bedrooms and 4 baths, this property can offer sleeping accommodations for up to 8 guests. The living area is an open plan, with 11-foot ceilings, and the large windows that provide a beautiful amount of light and brand new wooden flooring.

The open floor plan takes you right into the living room and dining area. There's plenty of comfortable seating, a flat screen TV, and a sleeper sleep sofa that will accommodate 2 extra guests!

The dining area has a large table with seating for 8. The kitchen is fully stocked and thoughtfully finished with granite counter-tops, stainless steel appliances, and extra seating for 2 at the breakfast bar. There is also a full bath with walk-in shower off of the living room.
All bedrooms have their own bathroom and a flat screen TV.

There is a Master Suite on the main floor with a King bed, flat screen TV, and en suite bathroom with tub shower combo.

Upstairs you'll find a 2nd King Master Suite with a balcony and en suite bath with double vanity, soaking tub and separate shower. This level is shared with another guest room outfitted with 2 twin beds (not bunks). This room also has it's own bathroom.

This home has an outdoor "Florida Porch" which is screened in and an outdoor patio witch includes a table, umbrella and seating for 4 plus 2 lounge chairs and a propane grill.

Sandestin Resort is an amazing vacation spot! Its family friendly atmosphere will keep you coming back for years. Baytowne Wharf is a beautiful pedestrian outdoor plaza with retail stores and restaurants overlooking the bay. For child friendly fun visit the Baytowne BlastArcade & Laser Maze or head to the Baytowne Adventure Zone to zip across the lagoon on the Baytowne Zipline or try your skills on the Sky Trail Ropes aerial obstacle course. If they still haven't had enough fun, the Tower Climb and Eurobungy are attractions sure to thrill them. Smaller children will be delighted to explore the Baytowne Adventure Landing Playground. Relax while the kids play on this imaginative nautical themed playground with slides and towers galore. Lovely
Tivoli Terrace is one of our favorite properties on Sandestin. It is close to the beach, quiet, spacious. The golf cart was fun and fast enough for us. The rooms were spacious and comfortable. We will definitely stay here again.

location was perfect, spacious well decorated townhouse, lovely grounds. Golf cart was old and not safe -- no seatbelts, difficult to steer. Should be replaced. Dishwasher/microwave did not work but were replaced after call to management. Sandestin area is great for families , pools and beach were awesome:)

We have been to Sandestin every year for 20+ years and Tivoli is one of our favorite places to stay. It’s convenient to the beach but more quiet and peaceful. This home was beautifully decorated and close to the pool, and we also enjoyed having a golf cart. We will be staying here again!

Great Vacation House
Started with very friendly and helpful members of the Vrbo staff. The house was very clean and well stocked with kitchen, utensils, towels, and everything and everything we needed. The barbecue pit looked brand new! Would be even better if it was not so early. (9:00am) also the only real drawback real drawback for us was the golf cart. It was an older model 4 seater and had very little power. We were creating traffic every time we drove through the neighborhood. I feel that that definitely needs an upgrade! Otherwise, overall, I definitely give it five stars. We had a wonderful week, and the fact that our accommodations were so nice made it even better! We will be back!

We enjoyed the location. The beach access time was great especially with the golf card. The close access to pool which was not crowded was wonderful. Only downside is that the floors appeared to not have been mopped in quite some time. When we cleaned up a spill the paper towel we used was black from dirt off the floor. I know it is hard to keep floors clean at the beach but we paid quite a bit of money for clean up after our stay so we expected a very clean house when we arrived. If not for the dirty floors, I would have given a 5 star for our stay.

Nice Property | Be aware of check-in policies | Slow cart
The summary: The property is really nice and spacious, although it could use some updates. The property management company was friendly and responsive, but they have some non-standard check-in check-out policies. The details: Overall, we really enjoyed our Memorial-week trip. We have been coming to Sandestin for about 15 years and have stayed at properties in every area of the resort. This was our first time at Tivoli and it exceeded our expectations. The size and space of the unit were really impressive on this 3-bed, 4 bath unit. Generally everything is pretty good condition even though it doesn't look like it has any renovation other than Pergo-type flooring upstairs, in many years. The Kitchen size is better than it looks in the pictures and is well stocked with necessities. Not top-of-the line, by any means, but it worked well. The dishwasher does look like it is going to topple forward and your dishes may literally roll out if you're not careful - they need to fix this. All living spaces are great. We did have issues with the boxsprings on the beds - they are super squeaky. We raised this as an issue, but they were unable to remedy that - a solid point against the management company (and owner) if they don't fix this for future travelers. We had to change our sleeping arrangements because of this - not cool. We had some issues with the Webber gas grill, which they did come and fix - albeit, late in our stay, so we weren't able to use it. The Primary bath could use a remodel - shower grout isn't great. Check-in, Check-out Be aware of their policy here, it is not typical, and not great in general. Their stated check-in time is 6:00pm CST - this is really late by normal standards, which is usually 4:00pm. We asked for early check-in because we had made a 5:15 dinner reservation previously and they did honor the request without charging a fee, but they do say in the contract that they will charge a fee for early requests. I think that's ridiculous, and I may have passed on this property if I had noticed this before booking. Check-out is 9:00am which is earlier than the typical 10am. This didn't matter to us because we like to leave early anyway, but something worth noting for others. One thing others had commented on was the golf cart speed. I can confirm that it is slow. Based on the speed scanning devices around Sandestin, looks like the cart goes about 12-14mph. We were passed a few times by impatient drivers - recommend speed upgrades.

Nice property in good location.
Only negative was golf cart way to slow. Speed limit in resort is 23 mph. Cart ran 11 and 12. Kept having to pull over so other golf carts and cars could pass.

This home is absolutely stunning! My family of 6 fit perfectly. The only thing I would change is having a gulf cart that could at least accomadate 6 people. Air pumps for pool inflatables, smart TVS, and a full propane tank.

Excellent place but could use a deep clean
Overall, we enjoyed our stay at this location immensely. The description of the property is accurate. We appreciated how quiet it was when we returned home each day, and there was more than enough room for the seven of us during our stay. Because we were so happy with our location it is difficult to bring up this one negative, but I am hopeful the owners will see this and intervene so future renters will have nothing but glowing comments (which is what this property deserves). The one negative is that the property, especially for the amount of money one pays to stay here for two weeks, is in need of what I call a "deep clean." On the surface, it was clean. Get down to pick up things, as I did, and you find Sprite cans, candy wrappers, and water pistols, under the beds and lots of dust collected under chairs and couches. The tiled shower in the upstairs MB smelled funky and doesn't look great, but luckily there is also a separate tub/shower in the same bathroom. Superficial cleaning doesn't cut it for me, and like I said for the money one pays the place should be pretty immaculate. Having said that, we were extremely pleased otherwise and had a wonderful stay. Hope this helps those considering to stay at this property.

We loved the location of Tivoli Terrace, very spacious! Easy walk to the beach, great pool practically in the backyard. Very peaceful area. The mattress in the downstairs really needs to be replaced. The carpet on the stairs is really stained, looks dirty & the ceiling fans had not been cleaned. But the biggest complaint, not being able to ride the tram! After contacting the rental company, they told us the owners do not pay the Sandestin homeowners fee, which is not a lot per year. (this site will not let me post an the amount quoted by the rental company, but it’s about the amount of a weeks rental ). No golf cart with this rental. I’ve never had an issue riding the tram before and it was terrible!!! Sandestin resort does not sell or issue passes if you do not rent from them ( we checked it out at the visitor center ) So, we couldn’t ride the tram to the wharf; who wants to drive.... my teenagers couldn’t take it either! I wish we’d know. It’s a good mile or so, but too dark in the evening. It’s so nice they are old enough to meet friends, go with their friends to the wharf to eat, hang out and this was a huge inconvenience for us all! We will make sure either the tram is available or there is a golf cart the next time.

Location was perfect. House was everything and more than we expected. Views were awesome. The balcony upstairs outside the rooms was amazing. Very Spacious. Only suggestion I may ask is for them to refurnish extra pots and pans so you can cook. Need a few more kitchen utensils along with some Tupperware for food. Management was very responsive and take care of anything you may suggest or request. Overall it is a very nice and beautiful place!! Will definitely stay again. Great for large family or 2 families looking to split cost. Kids love the pool which is 200ft from the covered patio....Great Place!!!
