Unique luxury accommodations near Yosemite National Park. Brand new, high end construction on 60 acres with spectacular views. Each of the five bedrooms is a private suite, with ensuite bath, soaking tub and private patio with unobstructed views. Beautiful living & dining area with open kitchen. The entire place was specifically designed by the architect owners for modern living and to complement its natural surroundings. Inspired by the sequoia trees, rich hues are reflected in the landscape and architectural elements. The terraces with rock Gabion walls, grey tones of the building facade, and the rusty Corten Steel elements harmonize well with the mountain backyard.
Whole house is accessible, except spaces locked for management and owner uses

Welcome to our retreat, now your retreat. To ensure a more enjoyable stay, please read our terms and conditions in entirety so you have clear expectations. We reserve the right to cancel an Instant Booking if you do not fully agree to the terms of the HORIZON by Yosemite Rental Agreement or refuse to sign it. Please be advised that children under the age of 13 years old, are not permitted to stay at Horizon by Yosemite. This policy is in effect for safety purposes, as well as a courtesy to other guests. Thank you.
This short-Term Rental Agreement (“Agreement”) is entered into between HORIZON by Yosemite LLC (“HY”), and you, the guest(s) (“Guest”). For good and valuable consideration, including but not limited to being provided access to and use of the Property, HY and Guest (on behalf of themselves and any minor children), hereby agree as follows:
1. Property; Use of Property. The “Property” is located at: 6782 Leichtlin Lane, Midpines, CA 94566. Guest shall not use the Property in any way that violates zoning ordinances or any other law applicable to the Property, including, without limitation, using the Property for any illegal activity including, but not limited to, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
2. Term; Online Reservation. This Agreement is entered into when Guest places its reservation online and the reservation is accepted by HY. The parties acknowledge that the online reservation made by Guest may provide additional details related to this Agreement and Guest’s use and stay at the Property, including, without limitation, rental rates, number of days of Guest’s stay, cancellation policy, or notices between the parties.
3.Parking and EV Charger. Guests may park their vehicles in any available parking space in front of the house. Tesla EV charger is available for use. Guest(s) may bring their own adapter if needed. The charging limit has to be manually set to 24 Amps to AVOID TRIPPING THE BREAKERS. No vehicles should be driven in unpaved sections of the Property.
4. Cleaning. Guest is required to leave the Property in the same general condition that Guest received it. Guest is responsible to place all trash and recycling in marked bins in the kitchen and in the bedrooms. Overflow should be transferred to the dumpster outside the garage. All soiled dishes and cooking utensils should be placed in the dishwasher and cleaned.
5. Additional Fee for Deep Cleaning. In the event that Guest leaves the Property in such condition that a deeper than standard cleaning is necessary in HY’s sole discretion, a “Deep Cleaning Fee” at market rates shall be applied.
6. Removal or Damages to property. Guest is completely responsible for any and all damage to the Property caused by Guest. If the Property or any personal property located thereon is missing or damaged, Guests may be charged. All furniture must be returned to its original location on Guest’s departure.
7. Fire. Outdoor fires are strictly prohibited during wildfire season between June 1st and December 31st in accordance with Mariposa County regulations.
8. Children. Given the wild surroundings and potential hazards present, the Property may pose risk to young children. To ensure the safety of all guests, HY limits the guests to those who are over the age of 13.
9. No Animals. No animals are permitted on the Property. In the event that an animal is discovered in violation of this Agreement, additional charges may apply for deep cleaning and any damages incurred. HY reserves the right to evict the Guest (and all members of the Guest’s rental party) with no refund if an animal is discovered.
10. Non-Smoking. This is a NON-SMOKING Property. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the Property, if discovered by the cleaning crew, is sufficient basis to charge the Guest for smoke cleanup and removal.
11. Access. Guest shall allow HY access to the Property for purposes of repair and inspection. HY shall exercise this right of access in a reasonable manner.
12. Wildlife Awareness. The Property is surrounded by nature, with wildlife occasionally visible such as white-tailed deer, bobcats, and coyotes. Please do not leave any food or scented items outside, as they can attract mice. Keep doors closed at all times. HY is not responsible for any damage to persons or property caused by wildlife. Guests acknowledge that the Property is situated in a wooded area and understand that insects may still find their way inside the premises, despite best efforts being made to prevent them.
13. Assumption of Risk. The Property contains an outdoor swim spa, nature trails with stumps and rough terrain (during all seasons), steep slopes, and stairs. Guest understands and acknowledges that the activities that take place on the Property may be dangerous and may involve the risk that the Guest and the Guest’s rental party will sustain serious injury, temporary or permanent disability, death, and/or property damage. The Guest understands that the activities that take place on the Property may not be supervised and that HY does not provide medical services. Guest further acknowledges that any injury the Guest or the Guest’s rental party may sustain while on the Property may be compounded by negligent or delayed medical service. GUEST VOLUNTARILY AND FREELY ASSUMES ALL RISKS AND DANGERS THAT MAY OCCUR PURSUANT TO THE GUEST’S USE OF AND PARTICIPATION IN ACTIVITIES ON THE PROPERTY, INCLUDING THE RISK OF INJURY, DEATH, OR PROPERTY DAMAGE.
14. Release from Liability. Guest hereby agrees, on behalf of Guest, Guest’s heirs and personal representatives, and Guest’s rental party, to fully and forever discharge and release HY and its affiliates, Ann Williams (the property manager and the “Host”), and their respective partners, members, agents, operators, managers, employees, and representatives (“Released Parties”) from any and all claims Guest or Guest’s rental party may have or hereinafter have for any injury, temporary or permanent disability, death, damages, liabilities, expenses and/or causes of action, now known or hereinafter known in any jurisdiction in the world, attributable or relating in any manner to the Guest’s or the Guest’s rental party entry upon and use of the Property. Guest acknowledges and agrees that the release and waiver of liability in this paragraph is intended to be, and is, a complete release of any responsibility of the Released Parties for any and all personal injuries, temporary or permanent disability, death, and/or property damage sustained by the Guest or the Guest’s rental party while on or using the Property. Notwithstanding the above, the foregoing release shall not apply to HY’s duty of care to prevent any personal injury, duty to warn or property damage imposed by law.
IN CONNECTION WITH THE FOREGOING, GUEST EXPRESSLY WAIVES THE BENEFITS OF SECTION 1542 OF THE CALIFORNIA CIVIL CODE, WHICH PROVIDES AS FOLLOWS:
“A general release does not extend to claims that the creditor or releasing party does not know or suspect to exist in his or her favor at the time of executing the release and that, if known by him or her, would have materially affected his or her settlement with the debtor or released party.”
GUEST ACKNOWLEDGES AND AGREES THAT HE, SHE, AND/OR IT HAS HAD THE OPPORTUNITY TO CONSULT WITH LEGAL COUNSEL OF HIS, HER, AND/OR ITS CHOICE IN CONNECTION WITH THIS AGREEMENT, AND THAT GUEST UNDERSTANDS THE PROVISIONS OF THIS SECTION.
15. Indemnity Clause. Guest agrees to indemnify and hold HY and the Released Parties harmless from any and all costs, expenses, legal proceedings, attorney fees, suits, claims or demands, whether from personal injury, loss of life, damage to the Property, or harm of any kind related directly or indirectly to, and arising out of, Guest’s use of the Property during the reservation. This indemnification by Guest does not waive HY’s duty of care to prevent any personal injury, duty to warn or property damage imposed by law.
16. LIMITATIONS ON LIABILITY. IN NO EVENT WILL HY AND THE HOST BE LIABLE TO THE GUEST OR THIRD PARTIES ASSOCIATED WITH GUEST FOR ANY SPECIAL, CONSEQUENTIAL, INCIDENTAL, PUNITIVE, OR INDIRECT DAMAGES (INCLUDING LOST PROFITS OR LOST REVENUES), WHETHER IN CONTRACT, WARRANTY, NEGLIGENCE, TORT, STRICT LIABILITY OR OTHERWISE, ARISING OUT OF ANY BREACH OR FAILURE TO PERFORM ANY PROVISION(S) OF THIS AGREEMENT OR OTHERWISE RELATING TO THIS AGREEMENT (IN EACH CASE REGARDLESS OF ANY NOTICE OF THE POSSIBILITY OF SUCH DAMAGES.
