Hey there! Welcome to our swanky 8BR/5BA villa that can sleep 21 guests with a heated pool kept at a balmy 85 degrees all year round. Inside, we've got not one, but two fully-equipped kitchens for all your cooking adventures. Outside, there's a cool living space with—you guessed it—another kitchen, plus a living room, pergola, TV, and fireplace. We gave the whole place a full renovation in 2023, and it's just perfect for family/friend get-togethers here on our little Florida island.
Hmm, so what can I say about this home. Well, for one you're going to enjoy the stunning sunsets over the Indian River across the street from our home. It's such a peaceful way to close out the day. Also, if you love water activities, you're going to love our heated pool. It's good for a swim all year round! If that's not enough, world famous Cocoa Beach is a short 10-minute drive away.
This area is just filled with exciting stuff. You could take a boat tour to see the dolphins and manatees, visit the Kennedy Space Center, or just enjoy the Beach. After an adventurous day, return to our home and fire up the grill in our outdoor kitchen. It's a great spot to relax and enjoy a meal as the day winds down.
Our home is in a great location, ideal for strolling with a beautiful view of boats sailing by on the Indian River. It's also the perfect spot for watching NASA rocket launches or just catching a beautiful sunset. We're conveniently close to Route 520, so you can easily get to top attractions like Disney and Sea World without getting caught up in traffic.
Our location is also near some great beaches and local places like Cocoa Village and Brevard Zoo. If you're into golf, there are some amazing courses around here. Don't miss out on the Treetop Trek and Ulumay Wildlife Sanctuary too, they're definitely worth a visit.
To make it easier, we can provide a video walkthrough upon request. It really helps you feel the place before booking. Our home's design is quite something - wait until you see the first floor master bedroom with a private entry. We've also got a separate apartment above the garage with two beds, a bath, and, of course, its private entry. Those spaces are perfect if you have persnickety folks (teenagers in my family) who need some extra privacy.
There's more! Our home comes with a second kitchen aka a fully equipped butler's pantry, ideal for those big meal preparations. The second floor has another master bedroom, perfect for some quiet and comfort. And there's a breezeway with hanging chairs, just the place to chill out.
We tried to design our backyard to be like a luxury resort that we'd see on TV. There's a comfy outdoor living area with a TV, Custom Porch Swing Firepit, and a Hammock Hut. And, let's not forget about our year-round heated pool.
Pets are welcome for a pet fee of $50/night per pet. They're family too, right? Orlando's airport is about 50 miles away.
Oh and while the home can comfortably park 20 cars, please note we don't allow parties/events without prior approval and appropriate insurance riders.

The neighborhood has whatever you're looking for. It's right in the heart of the Space Coast and Merritt Island - the back yard is the best place to watch the picturesque sunsets or the many rocket launches and recoveries from SpaceX, NASA, etc.. It's only a quick jaunt down 520 to get to Orlando/Disney/Sea World etc but you're not stuck living in that traffic when you are ready to go home.
The best beaches are in Cocoa Beach because they removed all of the rocks from the surf area, so take the extra 4 minutes in the car to get to Cocoa Beach if you plan on going in the water, your feet and shins will thank you.
The neighborhood is peaceful and quiet with plenty of space for walks, biking, or taking the kids and pets out for a spin.
Parking is always free and you can get around at any time with your personal car, or Uber/Lyft/etc are all available as well. It's also a very quiet and walkable neighborhood :-)
Ample Off-Street Parking, Perfect for avid anglers, adventurous families, and sun-loving friends, this home offers plenty of space for the entire group, as well as close proximity to the area’s best beaches, attractions, and shops.

Please include any questions/requests in your booking inquiry - Must be at least 25 years old to book - Exceptions considered, please inquire before booking. - Additional fees and taxes may apply - Photo ID may be required upon check-in - NOTE: Your safety matters: The property features a Ring doorbell security camera that monitors the front door and a garage camera that monitors the garage but there are no cameras on the inside of the home. The garage is used for access to the property and for storage. Please note that in an effort to maintain a beautiful experience for you, Lawn Maintenance is scheduled every Thursday Afternoon and Pool Maintenance is on Monday and Thursday morning every week. These schedules may be adjusted according to necessity relating to weather or other uncontrollable factors.
1. Parties or Events are not allowed. Quiet Hours are from 10P-9A 7 days a week; sound level monitored by NoiseAware Automation to ensure you and the neighbors enjoy a safe, peaceful environment. Pro tip: Quiet hours are not a challenge :-) PLEASE understand that this is a quiet neighborhood with very involved neighbors, and even outside quiet hours if they can hear loud music, shouting, etc across their property line, they will complain resulting in a breach of house rules and a potential cancellation of your reservation.
2. For insurance reasons, please ensure only registered guests are invited to the property. Any undeclared guests on the property will be incur a $40 per person fee.
3. Please no smoking of anything inside the home. If there is smoking inside the home a $200 additional cleaning fee will be charged.
4. Please remove your shoes upon entering the house.
5. Accidents happen - but willful damages/destruction exceeding the coverage amount will be billed to the guest and unfortunately reported to the booking company. Upon issuing any complaints about any aspect of the property, the Guest authorizes the Host or his designee to enter the property in order to provide resolution.
6. Must be at least 25 years old to book - Exceptions considered, please inquire before booking.
7. We warmly welcome pets, but please note that prior approval is required along with payment of a pet deposit and nightly fee. For the comfort and health of future guests, it's important that pets are crated when left alone and are not allowed in sleeping areas. If any evidence of pet hair or waste is found in living areas, the $500 pet deposit will be retained to cover the deep cleaning and deallergen fees.
8. Because many of the house safety and environmental systems rely on being connected to the internet, please do not unplug or disable the internet routers/modems as this will cause damage to the home.
9. Because this home is booked virtually 100% of the time, any guests who have not left the home within 30 minutes of the 10am checkout without authorization will be billed for an additional full night rate to pay for extra cleaners to come and make the home to be spotless for the next guests.
10. Please under no circumstances bring any food/drink other than water into the sleeping areas - if our cleaning staff finds leftover food items and/or drinks in the sleeping areas a $200 pest control fee will be charged.
11. Guests agree to read, understand, and adhere to the Liability Waiver at the end of the house rules.
Because your safety and privacy matter, the property features security cameras that monitor the grounds around the home and inside the garage- there are ABSOLUTELY NO cameras inside the living areas of the home.
