You’ll enjoy the beautiful grounds of Leeds RV Park including a washer/dryer in the clubhouse, a dog park, and other amenities. There is plenty to do as Zion National Park, Coral Pink Sand Dunes, Sand Hollow Reservoir, Quail Lake, Snow Canyon National Park, and many local hikes are ALL within just a 40 minute drive from your front door!

This was a cute tiny home.
There were some issues with the trailer that I don't think the owner was aware of. She was very appreciative that I brought them to her attention ❤️

Quiet, lovely neighborhood & close to Zion NP. The RV had no hot water & little water pressure. The bedding was uncomfortable.

Visiting Zion
The RV was fine. Needs some updating/redoing of seat cushions. Hot water situation in listing was misleading. Shower in the RV, but not usable because of lack of hot water. There is bathroom/shower in the campground section that was good, but not what I thought we would need to use. There was a mix-up and RV was not clean when we arrived. They did come clean it shortly thereafter, but it was definitely an inconvenience. Location was convenient to Zion.

Quiet Lication
Leeds is in an ideal location between National Parks. Short drive to many conveniences that you may need or desire. The RV park is friendly and quiet. The hosts are quick to respond and helpful answering all your questions. Recommend!

Wrong tenant
Our RV was occupied by another tenant who got the RV spot wrong and had the same code as us. The property managers only “fix” was to have us swap locations and not incur a fee because it was a “newer” rv. We ended up cancelling our reservation and moving on to a new location. .

Zion Anniversary Trip
This place was perfect for our four night stay near Zion. It was affordable, property description was on point, and it was close enough to not just Zion, but a few State Parks as well! We would definitely stay here again.

Good host, bumpy check in.
There was a person staying at the unit we were supposed to stay at. The host quickly called back and made the property manager assign us to another property that wasn’t as nice as the one we originally booked. But other than that we enjoyed our time there.

Love this place. We had a really nice time. We were close to Zion. This place was dog friendly. I have to say the owner went above and beyond. We left something very important on accident when we left the property. The host actually mailed it back to us after we contacted him about it. I am so grateful. I highly recommend this place. ❤

Our time spent on this property was beautiful. It was so nice not to have to think about packing stuff for camping. The air condition was a godsend on super hot days. My friend is 6 foot 2 so it was quite hilarious to watch her try to use the shower in the camper, but the cold showers were refreshing after being in 90° weather all day. Able to access Zion all the little towns nearby. Cute experience to be able to cook and then eat at the picnic table outside every night. Coffee maker was fabulous and having a fridge to put food in was great. The property itself was beautifully decorated and very comfy. We didn’t a spend ton time in the actual camper because our point was be to be out enjoying nature in Utah. We recommend bringing some sort of spray or air freshener for the bathroom because the door doesn’t go all the way to the ground. It’s a pretty quiet area so it was nice to decompress after long days in the sun. Overall Highly recommend and hope to return.

The RV is 45 minutes from Zion National Park. Leeds is a cute town but does not have a gas station or general store. Overall we had a good stay.

Tiny Home Fun!
We had a great experience staying in this cute tiny home! It had everything we needed to enjoy our time in Leeds. Great for a small family. Super cute decorations and nice use of space. Not too far of a drive to Zion. A nice escape from the hustle and bustle of the busy town of Springdale. We would stay here again if we have the opportunity to come back!

Great Cozy Little RV
Went on a trip to go see Zion, Bryce, as well as some other state parks. This place was a perfect home base for me and my girlfriend. It was very cute and had all the essentials. Communication was good and couldn’t ask for anything more. The showers in the park were nice so the low hot water pressure didn’t bother us. Highly recommended!

Home Base for Zion/Bryce Canyon
The stay was good and it was close enough to where we were going that it worked out. If you're renting a Tesla, you may want to consider staying somewhere closer to a supercharger but there are a few that aren't too far away. The property doesn't have its own fire pit so be aware and the hot water doesn't work. There are showers on the grounds that are better for showering anyways, but unless they fix it I don't think you'll have hot water in the trailer. Overall, it was clean and was stocked with dishes, silverware, paper towels, etc which was nice. The air conditioning works great so that was a plus.

Visiting Zion!
Four friends and I stopped at Bailey's place on our way back from California driving to Colorado! Her place was so cute, looked just like the photos, and was very clean! It was a tight fit with 5 people but totally doable. It's a little bit of a drive to the National Park but its a beautiful trip! We had such a great time visiting Zion and would totally recommend staying at Bailey's place!

All the chi chi pillows in the world but only 2 thread bare blankets, it was 40 degrees over night. The host did give 2 more light blankets and told us to use the heater. The welcome email said the goal was to give a 5 star experience. Our stay was 5 nights and there was only one roll of toilet paper, the host said that as a rule that was going to be it. Because of all the hip decor there was barely space for our things. The one shelf I could put things on was full of crumbs. The other very distressing part was when I lifted the cover on the main bed there were 2 bloody paper towels!!! :{ They hadnt changed the sheets!1

Stayed here before. It simple and clean. Works for qhat Im doing
Its clean and neet. Great proximity to Sand hollow. Quiet. I would like to say there was no hot water working at the time and the toilet ball would not hold water. If these can be fixed it would be great. I live full time in a 5th wheel. So to me these are little issues. Beautiful view!!
