No price increase since 2021! Low fees. Welcome to our condo, “Beach Skybox”, Admiral’s Row 307 at HHI Beach &Tennis Resort. We have the best view and experience of the beach and ocean on the island. We design our condo to take advantage of this spectacular panoramic view. You will will enjoy the ever changing moods of the beach and ocean, from very calm with whispering waves, to mystic colors on a foggy day, to a moonlit night with stars, to a disturbed ocean with high winds and roaring waves. You will experience, see, hear and feel the beach and ocean in all its glorious dimensions.
We have a minimum of seven day stay, Sunday to Sunday, during summer months. Sunday is a more leisurely day on the island. Traveling on the road is less congested as well. Although the maximum capacity is four adults and two children, but note that oceanfront condos are small. So, please plan accordingly. The condo is most suitable for couples or a family of four. Please note that the resort has a gate fee of $35 per vehicle per stay. So, let us know if you have more than one vehicle.
Everything is new, from the luxury vinyl floor, balcony carpet, to all new appliances, beds, furniture and furnishings. All electrical outlets and switches are replaced. The heating/cooling system and ductwork is thoroughly upgraded and cleaned. Our building sticks out over the dunes, as close to the beach and ocean as possible. Two boardwalks serve Admiral’s Row. The boardwalk on the right is short and flat and just steps around the corner of the building entrance. It is the closest and easiest access to the beach anywhere. The boardwalk on the left is also very short and just steps away, but has a few steps up and down over the dunes. There is a pool at Admiral’s Row. Smaller but less crowded than the main pool in front of Ocean Villas. Some of the free activities at the resort include two pools, tennis courts, pickle ball courts, fitness center, playground, catch and release pond, basketball. From mid-June to mid-August, the resort offers free family activities around the main pool from Mondays to Thursdays. On-site bicycle rental is available to take advantage of the beach and one of the best bike trail towns on the east coast. E-bikes are not allowed at the resort. There are three restaurants, a beach bar/ice cream restaurant, Jamaica Joe’z by the pool and a sports bar, Coco Nutz at the convention center.

Checkin directions:
If you wish to check-in to the condo early, please contact me and I will do my best to accommodate your needs. Before your arrival, I will have registered you as guests with resort security. If you arrive before 10 p.m., please park and go inside the Convention Center to obtain your gate pass. If you arrive after 10 p.m., drive directly to the gate. Just mention “AR307” and your “last name” to the attendant to obtain a gate pass. You are welcome to arrive early to use the beach, pool and facilities.
Proceed to the gate. After guard house, turn left at stop sign, turn right at next stop sign, go all the way down and pass the sign for “Admiral’s Row”, turn left, zigzag around pool and pond and park as close to beach as possible, you are on the right-hand side of building A, use the first entry way accessible from parking lot, go up eleven steps, take elevator to third floor, to AR307. If you don’t want to take the steps, there’s a ramp at the back of the building.
General information:
Sanitation, Disinfection, Clean/Dry Air:
We strive to provide you with the safest and healthiest condo possible. We have recently refurbished the heat pump and cleaned the ductwork. Before your arrival, the condo and laundry are carefully cleaned and sanitized. Humidity is very high at oceanfront. Please keep doors closed. A dehumidifier in the bathroom controls humidity. Turning down the thermostat won’t increase comfort unless humidity is kept at no higher than 60%. Please don't set thermostat below 69 degrees because air handler will freeze and damage the heat pump.
WiFi, Internet, TV and Streaming, Phone:
Discover from your device our network “ARA 307 5G” or “ARA 307” and enter code: xxxxxxxx. Spread out your devices over 4G and 5G to avoid overload. Internet speed is at 300/30 mbps. There is a 58” and a 32” Samsung UHD Smart TV, each equipped with HD cable and streaming with YouTube TV and Amazon Prime Videos. To use the Samsung TV’s, use the TV remote, press “Home” and choose “YouTube TV”, “Prime Video”, TV cable or Samsung TV Plus. These smart TVs should let you connect to your own TV subscriptions. Please don’t forget to log off when you leave. Please do not subscribe to paid services or free trials. The TV is connected to a Bose sound bar and a Bugani light/sound bar. The switch for the lighthouse display is on the lower right corner. A free phone, external number: 843-842-0318, internal number: 4307 is available for local and long distance calls. Dial 9, then 1 for an outside line. If light blinks on the phone, there’s a message. Press “5” to listen. If your cell phone signal is poor, you may connect your phone to ARA 307 network and set your phone to WiFi dialing.
There's a new refrigerator with freezer and ice-maker, a new dishwasher, new microwave/fryer, a dual brew k-cup and drip coffee maker, a 10-cup and a personal 2-cup drip coffee maker, pressure cooker, blender, new range/oven, toaster, pots and pans, new dishes and utensils and most kitchen essentials. Although coffee and tea are not items provided, you are welcome to share any available coffee and tea in the cabinet.
Basic supplies:
A starter supply of soap, dishwashing detergent, dishwasher detergent, toilet paper, paper towels, trash bags are provided. These will last usually about a week. Please bring your own shampoo, body wash and personal items.
Guest Storage:
There’s a chest of drawers, a closet and space under the bed in the bedroom, a hall closet, drawers and shelves in the bathroom, space under the bunk bed and a kitchen cabinet next to the oven.
Linens, towels, pillows and blankets:
There are a total of six sets of towels on each bed and in a bench/coffee table in front of the sleep sofa. Blankets are on the shelf in the bedroom closet and extra pillows are stored in boxes. Pillows and quilts for the queen pull-out sofa are in the bedroom closet. The linens are in a bag underneath the end table. During your stay, you may fold the bed with the sheets on it. But, please leave used sheets out for washing when you checkout.
Beach Equipment:
On the balcony, there are 4 regular beach chairs, one regular lawn/beach chair and 3 umbrellas and a beach wagon. Newly added is a Solbello sail sunshade. It sets up easily like a beach umbrella. It is very stable because it provides shade by sailing with the direction of the wind. There’s a 10’ x 10’ Ninja tent in the hall closet. After each use of beach equipment, please brush off sand or rinse them at the rinse station at boardwalk. There are four oversized 84” x 42” beach towels/blankets in the top drawer of dresser in the bedroom. These are suitable for the beach/pool or as a blanket for TV watching or for the bed.
Charging stations:
The bedside lamps are dimmable. Each has two AC outlets and two USB charging ports. There are other surge protected outlets with USB ports available throughout the condo for your electronic devices.
Washers and dryers are available in the laundry room behind the elevator $3 per load with quarters.
Microwave/convection oven:
The microwave is also convection capable. Please note that in air fryer mode, the top of the microwave will become hot. Instructions are taped to the side of the cabinet and in the drawer of the cabinet.
Home Office:
If you need to work from home or beach, a home office can be set up in front of the window using the electric height adjustable desk/table. There is also a 48” x 24” folding table with adjustable height of 24” 30” or 35” in the bedroom closet. In the bedroom dresser/cabinet is a HP Laserjet b/w printer/scanner (HP m29w). You can access the printer on our ARA 307 network wirelessly or use usb wire on the back of the printer to connect directly to your laptop. You should be able to print from any mobile device connected to the ARA 307 network. (If you are printing on both sides, just put the printed stack in the output tray back in the paper feed tray. Put the stack in the way it comes out). Bring your own laptop and monitors. You may use the 58” Samsung and 32” Samsung as monitors.
Others:
There is a slide out garbage can under the sink. Garbage can be disposed of in the garbage bin in the parking lot. There are cleaning supplies under sinks in the kitchen and bathroom. There are brooms, mops, and a vacuum cleaner in the utility closet. There are owner’s laundry detergent, dish washer detergent and garbage bags in the utility closet that you are welcome to share. The dishwasher is protected by a GFCI outlet under the sink. Please reset if power is off at dishwasher. There are four WiFi water leak detectors, by the dishwasher, hot water heater, kitchen sink and bathroom sink. Please keep the WiFi water leak receiver plugged in. If they beep, please check for water leaks. Dry off detectors will stop beeping.
Check-out (10 a.m.) Upon leaving, please leave used beds unmade. Leave used bedding for the pull-out bed on the sofa. Take out garbage. Start the dishwasher if there is a last load of dishes. Please let us know if anything needs attention or repair. After check-out, you are still welcome to enjoy the resort for the rest of the day. If you wish to check-out late, please contact me and I will do my best to accommodate your needs. Thank you so much for staying at our condo and making it your home away from home.
