Nice stay
The deck and view is very nice. The dogs enjoyed the large fenced in yard and grass. Right next door is a great restaurant you could walk to. The property was a little hard to find but is right on RT 1 so traffic at times was heavy. The train does run right across the street so you do hear it when it comes by. About 4 miles away is a Winn-Dixie and about 10 miles in Palm Bay was a lot of shopping. We all had an enjoyable stay.

Paradise
If anything happens during your stay just know that you will get a prompt response and someone will be there in minutes, This Place has you feeling like you are on your very own private island with the most beautiful view of the sunrise and visits from dolphins. The three level floors and how they are split is perfect for everyone to have their space. The best room was the third floor, if you are not afraid of heights, the balcony on both sides of the house was heavenly. Thank you for sharing your home and look forward to coming back.

Great memories!
Great house and great location! This unique property is great for families that have older children to where you can travel together yet still have your own private spaces. Property manager/owner was great to deal with and very responsive. we are looking forward to returning and making a family annual trip out of this property.

Great stay for a couples getaway
We had four couples for a two night business retreat (one child too). The house was great, view for sunrise was awesome, food next door is great, renting a pontoon boat for sunset is the way to go, big open space for meetings and relaxing was awesome. It is right off the main road so it is not secluded and extremely silent, but other than that one thing, if you don't want to stay right on the main ocean, this place is the bomb!!!

Very clean, well appointed house
Each floor is its own apartment with outside access only. The hwy is 200’ from the house so you can hear traffic at night and the train goes through approximately 6 times each night. All in all a nice comfortable house. It was too cold for us to use the pool but it looked inviting in any case. The far upstairs is a good place for your smaller guests as the stairs are very small and steep like a ladder. Nice to be right on the water too.

Old Florida Charm
We enjoyed a relaxing Memorial Day weekend at the very charming Grant House. Plenty of room for 6 adults and 4 small children to spread out. The dock worked well for our boat, the kids enjoyed the pool and we enjoyed the views from the 2nd floor deck. Ordering from the restaurant next door was a fun perk. Pam was so easy to work with and the home was very clean when we arrived. We look forward to returning in the future.

Great Location
We rented a boat for the week and have several kayaks and this was a great spot for those activites. A lot of near by islands to explore. The 2nd and 3rd floor of the house is really nice. The first floor is not as nice but really clean and the pool was nice and cool in the middle of the summer heat due to the deck covering a good part of it from the sun for most of the day. The pool needs to be resurfaced and updated with some minor repairs to be done to it, however we look forward to renting it again in the near future.

The property is large and has a lot of outdoor seating. Great views. I was disappointed that stairs were outside between floors. We had several people over 65 and it harder for them to go up and down. The property manager was quick to respond.

Beautiful older home, on the water
Started off the trip with a call from the owner, who felt bad that she found out the grill needed to be replaced, so she immediately took care of us for that, even though I told her it was not a big deal. The owners stay in touch and will help you with any issues you may come across. The bar and grill next door was amazing. We are there for dinner twice and lunch. This house has so much charm to it, but if you don't like stairs be cautious. This house is also amazing when it thunderstorms. The sounds of the rain and the wind could put you in a deep sleep 😴,, highly highly recommend this home for your next family gathering.

Nice location and great customer services
The house location is great! The property management have a good communication channel. The house is very good size for a group of 10 people. The only problem with the house is there pumblin system, they need to up date it. Also the main suite shower the water don’t get hot. These issue are easy to fix, this don’t down grade how great the house is. I recommend!

Wedding weekend
We had an incredible time at The Grant House for my son's wedding weekend. This property was the perfect place for the rehearsal dinner we hosted for the wedding party. It was laid out perfect for entertaining. Our family played cornhole in the yard, we had drinks and dinner on the second floor deck and the kids had the perfect getaway in the birds nest! Pam was the best host you could ask for! Pam and her business partner Tom, the owner of The Old Fish House next door have to be commended for their hospitality. The convenience of having a seafood restaurant within walking distance was a plus that you could not get anywhere else. My family fished and enjoyed the dock and the yard was perfect for rehearsal. I can not stress enough about the terrific hospitality of Pam and Tom and we will definitely come back to the Grant House our next visit to Palm Bay. This was the perfect place for our unforgettable weekend.

Great Venue - Slightly Dated
Overall we loved our stay! The only negatives would be that none of the levels connect to get from one floor to the other you have to go outside. Also the room with the double beds is only accessible by a ladder not an actual staircase. There are also a few exposed wires and missing handles for cabinets that were a little off putting. The yard was incredible and the view amazing! If you are coming in late at night i would bring a flashlight because there are no lights outside. This place was great for the most part.

Beautiful Sunrise
The views were incredible. The house was as most people reviewed- very unique. It was as if we had three separate rentals - privacy for everyone in our group. Our 28 year old son stayed in the “tree house” and my husband and I took the 2nd floor to enjoy the deck with the morning views. Our daughter, son in law and grandson stayed on the main level when they visited and friends used the same floor when they stayed. Overall everyone enjoyed it. The restaurant next door was wonderful and the 25% discount made it even better. We will be back! Just love the Grant - Sebastian area. Did I mention all the fish we caught and cooked up?!? Thanks Pam!

Owner and Manager are Great - little dirty
The management is really nice and accommodating. The home is much like the photos, but more "worn" and it wasn't very clean. The pool is unheated and since it is mostly in the shade, it was COLD and the filter didn't appear to be working. (Our daughters found gum on the deck and cereal from previous guests in the pool) Very nice people and we enjoyed the river and the Old Fish House next door. Enjoyed music each night from the restaurant next door too. Overall, a nice few days. Thanks, Pam ,for all you did to help us plan it. I'd suggest having a crew come in and truly "deep clean" everything.

Experience was absolute nightmare. Tried communicating with hoat over issues. At fist responses were timely, but as experience deteriorated the host will not respond to my messages. Almost everything in the house was broken, train runs 3 times a night with loud horn and vibrates house, leaks in roof, ants throughout kitchen, pool in disrepair, dock has no power and no water, downstairs smells wet and kitchen counter has holes, HVAC vents drip constantly on tile and is a slipping hazard, and the stairs to third floor broke causing my son to fall down the stairs. Absolute nightmare and hoat will not respond.

Great but a few red flags
The Grant House was great for the amount of people in our family (7 teens/adults). The sheets were soft, beds firm, and there was a lot of great space to hang out with beautiful views. Unfortunately there were a few red flags (that I read about on other reviews but chose to ignore to my detriment) that I think are important for others to REALLY consider before your stay: 1) The bottom floor (which included a bedroom, bathroom, and small kitchen) smelled heavily of mold. There was an AC and a fan, but it did not help mask the damp (and dangerous) smell. 2) There is NO hot (or even warm) water on the main floor bathroom shower (and since the bottom floor was moldy and the top floor was very hard to access, this proved VERY frustrating, as we had limited shower options). 3) The top floor (with two beds and bathroom) could only be reached by a small ladder (very steep and hard to climb). The floor was lovely, but definitely not ideal to expect anyone other than kids/teens to climb up to it. The house has a lot of potential for a great great vacation house, but those 3 above issues would prevent me from recommending it to others unless they are amended/fixed.
