**Any event such as photo/video shoots, corporate trips, weddings, etc must be pre approved by management.
**During Hotter Months, extreme amounts of seaweed mixed with debris from the ocean will accumulate on our beach and beyond. (Please contact us if needed to get up the moment seaweed condition)

Guest booking must be at least 30 years of age (does not apply to families). Proof of age must be provided after booking.
**No indoor furniture should be taken outside as well as deck furniture must remain on the deck.
**No cutting of any type on tables, chairs, etc.
Private beach, 430 foot dock and with a 5ft draft that can accommodate larger boats.

House features two large bedrooms that each can be closed off (divided) for privacy.

We love our guests to enjoy our beach house. Please bear in mind that our property is situated in the Atlantic Ocean coast and from time to time we get debris and seaweed that wash a shore. Depending on the season and weather, seaweed and debris could accumulate within a few hours after cleaning.
A vehicle is recommended to get around.

Q. Where are you located ? How private is the location?
A. We are at 15760 Old State Road 4A Sugarloaf Shores , FL 33042.
We are 5 miles from the 17 mile marker off US 1.
Mile marker 1 is the southernmost point in Key West.
We are on a private cove, basically giving you the feeling that you're on your own private island.
We offer private gate access, with security cameras outside of the house. We have a private dock and a private white sandy beach used only by guests of both our vacation homes.
Q. Does your house have pots, pans and all the necessary items to cook?
A. We have a full setup for cooking which includes pots, pans, utensils and seasonings. We also have a blender, a toaster, a microwave and brand new appliances.
Q. Do you have a coffee maker ?
A. Yes, we have a Keurig coffee maker at each house with a few pods.
In the Main House we have a Nespresso original coffee maker (small cups ).
Q. Is there a supermarket? Can we have groceries delivered to the house ?
A. Yes, there is a convenience fee to go shopping for you prior to your arrival if needed. When you get to the house everything will be in the refrigerator ready for you. The closest supermarket is 22 miles away. There are a few small convenience stores within 10 miles.
Q. How far are the restaurants and do they offer delivery service ?
A. Sugarloaf Lodge is 5 miles away and offers dinner. Baby’s Coffee and Bayfront Market is 7 miles away and offers great coffee and good subs.
Mangrove Mamas is 7 miles away and offers lunch and dinner. Square Grouper is 10 Miles away and offers lunch and dinner.
Key West is 20 miles away where you will find many restaurants and bars offering great selections. Tom, our caretaker, can offer suggestions if needed !!!
Q. Do you have a grill ?
A. Yes. We have two gas grills, one per house.
Q. Do you have shampoo, conditioner, toilet paper, paper towels and a hair dryer?
A. Yes , we have one hair dryer per house and we have a few of each of the other items at each house . If you are staying more than 5 days and are not using the extra maid service, I would recommend bringing a few extra of these items . We set the house up with enough toilet paper and paper towels to get you started but guests are responsible to supply the rest.
Q. Are there bugs and Mosquitos ?
A. Yes, you are on an island and between mangroves. Between 5-8pm bugs can get real bad during the Summer in Florida. NO-SEE-UMS are hard to see but you will definitely feel them.
Please wear bug spray when you are outside, especially at night.

Q. What time is check out and check in?
Check out is at 10:00AM. Check out is strictly enforced - an additional $50.00 will be charged for every hour up to four hours. After four hours an additional full day will be charged.
Check in is at 4pm unless you call and make arrangements with the property manager (Cadmier) prior to check in.
Q. What is expected prior to checking out?
A. Please put all bed sheets, towels and blankets in one area so that the cleaning service can take them to be cleaned. Please leave the house in good condition. If possible leave a load of towels washing.
Leaving the house with excess trash and in a unsanitary condition would be subject to an additional cleaning fee of $350.00 and up.
Please remove all garbage and open food containers in the refrigerator and freezer. If it’s new and unopened and you don’t want to take it with you, leave it in the refrigerator or freezer so employees can take it if they want. Please make sure to speak with the caretaker if you have any concerns .
Q. Are pets allowed ?
A. Yes, small to medium dogs.
There is a $170 pet fee. Non aggressive breeds only. (Failure to advice of pet staying in the house will cause an additional cleaning fee of $350.00 and up)
Q. Can I invite people who are not staying at the house ?
A. No one day visiters permited unless aranged ahead of time with Cadmier, the property manager.
Q. What about water conservation and rinsing off sand before entering the house ?
A. The keys bring their water in from Miami and it’s very expensive. We get text messages from the county if there is overuse of water at our houses so please conserve water.

We have showers on both sides of each house. Please use them to remove any sand before entering the house. We also have vacuums at each house if needed.
Q. Will we see sea turtles and key deer?
A. We have sea turtles that come to our shores to lay eggs during certain times of the year. Please do not disturb them or their nests. Bright lights at night make them lose their sense of direction as they confuse them with the moon that normally guides them. The county can fine us if lights on the back porch are not turned off. Please be advised that lights on the porch must be out by 10pm. You can use flash lights or bring lanterns for your use.
Key deer sometimes come on our property, please do not feed them or disturb them. Same goes for any wild animal you may see. Please do not leave food or trash outside as the deer or other animals can get to it.
Q. What is the parking situation ?
A. Green House guests please park next to your house and Grey House guests please park next to yours. Please try to keep the circular driveway clear. Large boats could be difficult to get through our gates, please discuss with Cadmier in advance.
Q. Do you have paddle boards and kayaks for use?
A. Yes, please share them with guests staying next door. Also please rinse them after each use. .
Q. Is scuba diving, snorkeling, swimming and fishing allowed?
A. Yes, they are all allowed. Please bring your own gear as we do not offer them on the property. You can fish or swim off our dock at your own risk . We have great reefs for snorkeling and scuba diving.
Our area is one of the best in the world for Tarpon fishing. You can catch dolphin (not flipper), snapper, grouper and hogs fish as well. During the right season we also have the best lobster and stone crab right off our beaches. Please respect the space of other guests. Do not leave any garbage on dock as it blows into water and causes great harm to our sensitive ecosystem.
Q. Do you have a pool?
A. No, not at this time but we will in the near future. At the moment we do have a baby pool for your use.
Q. Do you have air conditioning, ice and freezer storage ?
A. Yes, the houses do have air conditioning. We ask our guests not to lower the A/C below 72 as it can freeze up with the warm weather outside. If you have any problems with the A/C please notify the caretaker as soon as possible.
We have a 300lb ice machine in our shed and a large freezer as well. Please understand the ice machine and the large freezer are for both houses. If you're planning on doing a big fishing or boat trip we recommend you bring extra bags of ice .
Q. Is smoking allowed in the house? What about cooking smoke?
A. SMOKING IS NOT ALLOWED inside the house. We have smoke alarms and they are connected to the fire department. If we get fined the guest will be responsible for the fee.
While cooking in the Main House please crack a window open by the stove or the smoke alarm will go off. It is a gas stove and it gets really smoky. The Guest House has an electric stove and oven.
