This is a remote 64-acre tract in a remote region of north east Texas known for its timber industry. There is a misconception about Texas being sage brush, mesquite bushes, and dry. This well-hidden tract is listed with the Cass County Tax Assessors office as a “tree farm.” Because of this, the Texas agricultural exemption applies rendering last years taxes a mere $413. The land has a mixture of hardwood and pine trees with 2 creeks that runs through all year and 4 other creeks that flow half of the year. There are culverts and bridges under/over all creeks and the periphery is mulched and brush hogged to allow a vehicle to drive the perimeter. There are numerous brush hogged trails throughout the interior. The land is 2 hours east of Dallas Tx. Its 25 minutes from Linden Tx (closest town) population of just over a thousand people. There is Lake-O-The Pines to the west known for water recreation and great fishing.
