This is a B and B (no breakfast) located in an interesting area in Kyoto, Saiin. The town is packed with bars and restaurants and local people looked a little rough compared to other areas in Kyoto, but we stayed safe with no safety or noise issue nonetheless. Saiin is a Hankyu and Randen station and is very convenient to go to Kawaramachi, Arashiyama, and Osaka without changing trains. We also had a day trip to Kobe for Kobe beef during our stay. A big supermarket (Aeon Mall) is in a walking distance, and we brought back bento boxes often times. We didn't attempt to cook as there was not kitchen counter.
Cleanliness was subpar and they didn't clean the room during our stay, although we could have requested. We borrowed a vacuum, cleaned the room and bathroom, and changed towels and sheets ourselves.
Amenities and furniture are minimal, and I wish they provided a bigger table and more chairs. A coffee table and two small chairs are all the furniture we got, pretty much. A washing machine and a bathroom drier were really useful for daily washing.
