2 x double sized bedrooms, with 1 ensuite shower/ bathroom toilet. Both inc fitted wardrobes.

The famous Princes Street is within a 25 minute walk or a 5 minute tram or bus ride from easily accessible stop 200 yards. Cost to town £3 approx single or an all day pass is £ 5
From Prince's Street there is easy access to: Waverley Station, Castle, Royal Mile, Holyrood Palace, Museums & all tourist attractions & universities
This could be your ideal base for your holidays! - enjoy.....

Nearest local pub: The Bowlers Rest, a locals pub, full of friendly Leith people and with a choice of over 50 scotch whiskies ! is only 50 paces from the flat front door.(Edinburgh pub of the year 2016 & 2017)
Having said that, the flat, on the first floor is secure and quiet & lovely & warm !
To the front is a cobbled street (called setts in Scotland) & to the rear there are private gardens with private free permit parking for the flat available (no extra cost)
DO NOT PARK ON THE FRONT STREET WITH THE PERMIT - you will get a parking ticket - the parking permit is for our own PRIVATE GROUNDS TO THE REAR !!
Opposite the flat is Georgian Antiques with 4 floors of antiques - I bet you have never seen so many grandfather clocks in one place !(Antique dealer of the year GB 2016)
Behind that is Leith Links - where the game of Golf (or Kolf) was invented and there is still 9 holes to identify.
All of this is available to you......just go and join in and enjoy it !

Local and International Sport: Edinburgh is home to International Rugby Union in Scotland and games are played at Murrayfield stadium to the West side of Edinburgh city centre.

The flat has availability for rugby fans for the 3 weekends in November for the Autumn tests & for 6 Nations Rugby.

The owner is an avid rugby union fan & would be pleased to assist with bookings for games & possibly supply of tickets to bona fide & responsible fans.
Also there are 3 Edinburgh football teams, Hibernian (Hibs) based in Leith approx 1 mile from the flat and also Heart of Midlothian (Hearts) based in Gorgie near the rugby stadium - also nearby is FC.Edinburgh who play approx 1 mile away at Meadowbank Sports Stadium.

Comfy apartment in a great location
We were in Edinburgh for 6 days, for a conference and some sightseeing. Although there were 2 of us, the flat would be fine for 4. There's plenty of cutlery and crockery, a full oven and fridge freezer, so catering is easy. The area is very quiet, but just 15 minutes into the centre of the city on the tram, which is an easy walk away, as is a mini Sainsbury's. Stuart the host has been incredibly responsive to any enquiries or comments. Would have liked some oven gloves, but we managed with a teatowel. Good value for a homely base in a capital city..

Leith flat
We had a great stay at Stuart's flat in Leith! The space was good for our family of 4, and we especially appreciated the good sized living room and having 2 bathrooms. The kitchen is a bit quirky but worked fine for our needs. Great quiet location close to the tram and buses on Leith Walk but away from the bustle. We had a terrific dinner at Roseleaf, a super, vegetarian friendly place within walking distance. Thank you, Stuart!

Nice place near tram and local pub
Everything was fine for two couples. Figuring out the hot water and heat was a bit confusing but we figured it out. Guys enjoyed the local pub a couple times. No tourists around at all but tram is great.

The property was very nice. Being American some of the utilities worked differently than we were used to, but Stuart was very quick to answer all of our questions and make our stay pleasant. We were very close to many restaurants and shops but the neighborhood is old.

Pleasant stay
This place was nice and cozy. Many restaurants and pubs within walking distance. The only thing, which may have been a one off, but there was hardly any toilet paper. There wasn’t more than one days worth. There was also no paper towels. We had to run to the store and get our own. Overall, this place fit our needs and we enjoyed our time here.

We rented this apartment as our base of operation for a visit to Edinburgh/Leith. The apartment was clean, room and in close proximity to the tram line that traveled from the airport, through downtown Edinburgh, and to the Port of Leith. I compliment the owner; his communications, area information and willingness to accommodate our needs was exceptional. Overall, a very nice condo/townhouse, very modern, and clean. Check in process was a bit challenging since the nearby bar did not have keys for us to pickup, however the owner walked me through how to find the "emergency keys" stored in another location. Unfortunately, I had to go to the local convenient store to purchase toilet paper, shampoo/conditioner/body wash the morning after we arrived since the unit was very low on TP and did not have the shower items mentioned at all. However, very nice owner, nice location, walking distance to river and some really nice restaurants, pub, and public transportation. Not far from castle and downtown Edinburgh. Overall, a very nice VRBO. A bit pricey, however nice location and unit.

Eine wunderbare Ferienwohnung
Bei dieser Wohnung stimmt einfach alles. Die Lage 3 Minuten zur Tram, und mit der Familienkarte für 10,50 £ ist man mobil und kann das Auto getrost auf dem zugehörigen Parkplatz lassen. Die Wohnung hat einfach alles und noch ein bisschen mehr. Es fehlt tatsächlich nichts. Der Gastgeber Stuart ist so herzlich, das haben wir selten so erlebt. In der Wohnung liegt eine, von Stuart gestaltete Mappe, mit allen Erklärungen zur Wohnung , Umgebung und vielen Tipps. Die Wohnung ist etwas älter, aber sehr gepflegt, sauber und gut durchdacht. Auch im Pub gegenüber sind alle sehr freundlich und Gäste und Wirtin geben gerne wertvolle Tipps. Wir können diese Wohnung guten Gewissens weiterempfehlen.

Great time in Leith
Overall, Stuart’s flat was very nice. A bit dated but it was clean and it appeared as advertised. Stuart was very responsive to our questions and needs. When I say it could use some updating I mean the master suite mattress needs to be replaced, along with its sheets. Towels also could use some updating. But we felt safe in the unit. We loved staying in Leith. It was so fun to get to talk with locals at the pubs. The area doesn’t feel like a tourist area. So if you are going to Edinburgh, and don’t want to stay in the central city, Leith is the spot. We were about three blocks from the tram line. Easy on, easy off to downtown or even to the airport. Hop on and you’re there. We’d stay at Stuart’s place again. It just needs an update.

2 nights in Leith
A very nice place to stay, close to the tram and therefore easy access to central Edinburgh. Close to the Royal Yacht Brittanica so we took advantage of that and enjoyed it. Clean property and has everything you need.
